Something I think a lot of people overlook when searching for homes in Wichita is that a Wichita address doesn't always mean Wichita schools.

There are actually quite a few neighborhoods throughout Wichita that fall within the Maize, Goddard, Andover, Derby, or Haysville school districts.

And something else that doesn't get talked about enough is how that can affect your property taxes.

Each school district has its own mill levy, so two homes with similar prices and the same Wichita mailing address could have noticeably different property tax bills. And being in a suburban school district doesn't necessarily mean your taxes will be lower either.

It's one of those things I find myself explaining to buyers pretty often. Especially when they're trying to narrow down which part of town they want to live in.

Just a little reminder that there's a lot more to a home's location than the address on the mailbox.

Where are my house hackers at?

If I restarted, this might be the strategy I used each year to slowly build a cash cow portfolio. Every 12 months I wouldve used a new owner occupant loan and picked up another property.

Now though.... My wife would never let me! We enjoy our home and comfort of our own space. But man... If I knew this strategy early on... Could've been a game changer!

My main stance on a new build duplex is the equity concerns if you may sell in 5-7 years. However, if your goal is cash flow and you want to stick with long term rentals AND you can buy cash... It may work! Your appreciation numbers just need to look very different when you analyze your exit strategies on the front end.

Investors, chime in on this one.

Is house hacking a new build duplex a strategy you would recommend?

I'll tell you, I've helped a client do it this year and it was a slam dunk. But 95% of the new build duplexes we analyzed the math didn't math.

Obviously, each property and each investor is bringing unique factors to the table that must be considered. But let's generalize for a second. What are your thoughts?
