The Seattle market just crossed a big threshold — inventory is above 4 months of supply for the first time in over 14 years, and it's shifting things in buyers' favor. Homes are sitting a bit longer (36 days on average), and the average sale price is down 8.8% year over year to $1,001,406.

Seattleites love this Arizona community, and it's easy to see why! Meet Las Sendas in East Mesa, tucked right up against the mountains.

Walking trails and hiking for anyone who misses the Pacific Northwest (minus the rain!), three community parks, a pool, bocce ball, a golf course, and community events all year.

Big news for Arizona homeowners! New HOA rules took effect in September 2026:

1. HOAs must allow shade structures like gazebos, umbrellas, and canopies
2. No foreclosure for unpaid assessments under $10,000 (it was $1,200)
3. HOAs must act reasonably and without favoritism
4. Buyers get clear fee and assessment info up front

Meet the saguaro, the cactus that tells you you’re not in Seattle anymore!

Cacti is the plural of cactus. Commonly misused!

Saguaros are protected, and if you want to move one on your property, you have to get a permit. It’s a big deal!

Along with the saguaros, you’ll see prickly pears everywhere. The fruit is used in margaritas and is an Arizona staple.
