FHA just opened financing for build-to-rent communities.

Detached homes. Duplexes. Triplexes. Run as professionally managed rental communities, now eligible for certain FHA-insured multifamily financing. Effective immediately.

Why it matters here. Not everyone wants to rent an apartment. Some people want the house, the yard, the neighborhood, without the purchase. Not yet, anyway.

If you work with developers, landowners, or investors, this is a category worth understanding before your competitors do.

Here is the conversation I am leading with this week.

Is this the best negotiating market in years? And if it is, why aren't more buyers buying?

Seattle has 84% more sellers than buyers. Builders are cutting prices. And rates are still 7.40%.

Negotiating power and affordability are moving in opposite directions. That is the whole story.

Three questions for every agent on my team this week.

One. What are you showing buyers that proves this market is different from three years ago?

Two. When you sit with sellers, are you showing them the competing inventory, or just the sold comps?

Three. Who in your database wants to buy but is not ready, and when did you last have a real financial conversation with them?

The agents who can answer those three are the ones building a 2027 business right now.

NAR just published research on why agents leave brokerages.

34% of firms said departing agents left for another brokerage. At team-based and hybrid firms? 47%.

Read that again. Agents are not quitting real estate. They are quitting their environment.

So here is the question I ask myself as a leader. What do agents believe another brokerage gives them that theirs doesn't? Leadership. Coaching. Leverage. Culture. A path.

If you are an agent and you have had that thought, the thought is not the problem. It is information. What would you need to hit your 2027 goals? That is worth a real conversation.

Asking prices just fell for the first time since March.

Down 0.3% year over year. And sale prices are growing at their slowest pace since March too.

Here's the thing nobody tells sellers. Your home does not compete with what it was worth last year. It competes with what is on the market today. And today, there is a lot on the market.

Price ahead of the market and you get attention. Price behind it and you get market time. Market time is the most expensive thing a seller can buy.

If your listing has been sitting for three weeks, the market already gave you feedback. The only question is whether you are listening.

Seattle's market moved two steps toward buyers this quarter.

Realtor.com calls it late-balanced, loosening toward buyers.

Here is the part most people miss. Buyers gained negotiating power and lost purchasing power at the same time. More homes to choose from. Higher rates to pay for them.

Both things are true. That is why the headline alone will mislead your clients.

Your job is not to repeat the headline. It is to translate it. What does this home cost per month? What can we negotiate? What does waiting actually buy?

Interpret the market. Don't echo it.

Rental demand just jumped 19%.

Demand for houses to rent climbed even faster, up 21.6%. The typical rent is $1,932 a month. In Seattle, $2,250.

Here's what I see. These are not people who gave up on owning a home. They are people who pressed pause. Affordability told them not yet. It did not tell them never.

So stop treating renters like they are not ready. Start treating them like future homeowners. Quarterly check-ins. A savings plan. Real numbers, not pressure.

The agent who helps someone plan the purchase two years early is the agent they call when they are ready.

Builder confidence just hit a 14-year low.

The NAHB index: 29. Lowest since June 2012.

43% of builders are cutting prices. Average cut: 6%. 65% are offering incentives. Buyer traffic is the lowest it has been since 2012.

Here's what that means for your buyers. Builders carry inventory. They carry financing costs. They need homes to move. That is negotiating room most resale sellers cannot match.

Go find three new-construction communities on the Eastside. Call the sales rep. Ask what is sitting, what is incentivized, and what they will do on a rate buydown.

Your buyers are waiting for a deal. The builders are busy building one.

Seattle has 84% more sellers than buyers.

Let that sink in.

12,014 sellers. 6,525 buyers. The widest gap Redfin has ever recorded here.

Three years ago buyers were waiving inspections and competing against a line of offers. Today? Price. Repairs. Closing costs. Rate buydowns. It is all back on the table.

Here's the thing. The leverage is real. The monthly payment is still the problem. Rates at 7.40% do not care how much negotiating power you have.

So don't wait for the perfect market. There isn't one. Negotiate the market you have, run the real numbers, and make the decision that fits your life in the home.

The market changed. Did your strategy?
