Choosing a property manager is much easier to get right at the start than to fix later. Five questions worth asking before you sign:

1. What's included in the management fee, and what's billed separately?
2. How — and how quickly — will you hear about maintenance issues above a certain cost?
3. What does the termination clause actually require if it isn't working out?
4. How is your property marketed, and where do the listings actually appear?
5. Who's your direct point of contact, and what's their typical response time?

The answers matter more than the sales pitch — they're what you'll live with month to month.

At TradeMark Residential, we're glad to answer all five before you commit.

An addendum changes or adds to specific lease terms without rewriting the whole lease.

Common reasons: adding a pet after move-in, changing the approved occupants, extending on a month-to-month basis, or documenting a repair agreement both sides want in writing.

A solid addendum should identify the lease it modifies, describe the change clearly, be signed by all affected parties — including a newly added occupant when applicable — and be stored with the original lease. A written agreement is generally safer than a verbal side deal.

Requirements for an enforceable addendum vary by state and by the original lease terms.

Save this for the next time a lease needs a documented change.

Shared amenities need their own seasonal plan — separate from what happens inside individual units.

A few common areas worth reviewing as conditions change:
• Pools and outdoor recreation areas may need winterization, storm prep, adjusted hours, or year-round upkeep, depending on the climate.
• Clubhouses, lobbies, and shared indoor spaces may need updated heating or cooling schedules.
• Walkways, parking areas, and stairwells should be checked for drainage, lighting, and safety.

For multifamily communities, these tasks usually belong to the property team rather than any single resident. Confirm who owns each one before the season turns.

At TradeMark Residential, common-area upkeep is part of how we manage multifamily communities across the Carolinas.

Save this shared-space checklist for your next property walk-through.

A change in property ownership doesn't automatically end an existing lease. In many ordinary sales, the new owner takes the property subject to the current lease and steps into the previous owner's responsibilities.

For a resident, that usually means the rent, lease terms, and end date stay in place — though the payment instructions and point of contact may change. For an owner buying an occupied property, it means reviewing and inheriting the existing lease, not just the building.

Exceptions can apply, including certain foreclosure situations, subsidized-housing requirements, and state or local rules. Notice requirements vary by jurisdiction too.

If your property has changed hands, was the transition communicated clearly?

A lease can look like a fixed document, but not every term comes from the same place.

Some requirements come from federal, state, or local law and apply regardless of the wording — including Fair Housing protections and certain habitability duties.

Other provisions reflect owner policy, but only where the law and lease allow. Deposits, fees, notice periods, and occupancy rules may be regulated. A smaller set of details — move-in date, lease length, certain add-ons — may be open to discussion depending on the property and its policies.

Knowing where a term comes from before the conversation starts can save both sides time.

A vacant unit still generates costs and risk, even while it isn't generating rent.

A few things worth reviewing during any extended vacancy:
• Whether the insurance policy has a vacancy clause that changes or limits coverage after a set number of days
• Whether utilities should stay on at a minimum level instead of fully shut off
• Whether the property needs periodic checks to catch a leak, pest issue, or break-in early
• Whether a vacant property should be budgeted differently, since some costs continue while income stops

Vacancy clauses, notice requirements, and coverage terms vary by carrier and policy.

Save this before your next unit sits empty for more than a few weeks.

Not every lease violation carries the same weight, and there's no universal checklist for what happens next.

Potentially serious issues can include unpaid rent, unauthorized occupants, or conduct that threatens safety or the property. Other concerns may be resolved through communication or a chance to correct the issue. The right response depends on the lease, the facts, and any applicable notice-and-cure requirements.

What counts as a material breach — and what process must be followed before stronger action — is defined by the lease and by state and local law.

Save this for the next time a lease issue needs to be sorted out, and share it with someone who manages rentals.

If every lease in a portfolio ends within the same eight-week window, that's usually an accident of scheduling — not a plan.

A better approach is to stagger lease-end dates around two things: local leasing seasonality and your team's operational capacity. In many Carolina markets, demand runs stronger in certain months, while make-readies, showings, inspections, and renewals all compete for staff and vendor time.

When renewals and new leases allow, choose end dates that avoid piling vacancies into the slowest local stretch or overloading the team during one turnover window. The goal isn't to spread expirations evenly across every month — it's to fit the schedule to the market and the operation.

At TradeMark Residential, we help owners plan lease terms with the local calendar in mind.

Managing a rental on your own can feel heavier as the year winds down — turnovers, maintenance calls, and vendor scheduling all seem to land at once.

That's what full-service management is for. A property manager can handle marketing and leasing, tenant screening, rent collection, maintenance coordination, and owner reporting — so you're not fielding every call yourself.

At TradeMark Residential, owners get a clear owner portal with financial statements and maintenance tracking, plus in-house technicians and a network of approved vendors to keep work moving. Not sure where your rent should sit for the current market? We'll run a free rental analysis.

Seasonal prep looks different depending on the property.

For a single-family home, exterior upkeep, landscaping, drainage, and property-specific systems may fall to the owner, property manager, or resident — depending on the lease, management agreement, and local rules.

Multifamily communities add another layer: coordinating across many units, shared mechanical equipment, common areas, and resident schedules, usually handled by the property team rather than any single resident.

The right checklist depends on the property, its location, and who's responsible for each area.

At TradeMark Residential, we manage single-family and multifamily homes across the Carolinas, so seasonal prep is coordinated to fit each property.

Save this as a starting point for your next seasonal review.
