Nearly every agent has an online profile. Far fewer actually own their presence.

In the National Association of Realtors 2025 Profile of Home Buyers and Sellers, 52% of buyers found their home on the internet, but 43% chose their agent through a referral from someone they trust, more than any online source. Buyers search on portals. They hire agents through relationships.

A profile on someone else's branded portal brings visibility, but it puts another company between the agent and the client. Owning your presence means the client experience, the communication and the record of your work stay with you.

Our latest blog breaks down the difference, and a simple place to start. Link in the comments.

On How It Runs, Michael Walliser asked Jenn Cole, Broker and Owner of Be Home Realty, four quick questions: what she would do outside real estate, what clients always get wrong, the most underrated advantage of running a brokerage her way, and how she sees the MLS changing. Her answer on running Be Home Realty with two business partners is a reminder of why independent brokerages work.

Telling an AI tool to “be careful” isn’t a guardrail. 🛑

Real deals don’t follow a script. Deadlines move, signatures go missing, and offers stack up. When the only safeguard is how well you worded the prompt, something will slip eventually.

Our founder Michael Walliser explains in Finextra why agents need guardrails built into the workflow, not typed into a chat box.

Builders in the Triangle signed 2.1% more contracts in Q3. New-construction closings fell 11.2%.

Demand didn’t drop. Fewer of the homes buyers agreed to purchase reached the closing table, and the data can’t yet say why.

We wrote up what the gap shows, what it can’t, and what buyers and agents should ask builders. Link in the comments.

Triangle home sales fell 5.6% in September. But that headline hides a split.

Resale homes sold at last year’s pace: 2,078 against 2,074. Nearly all of the drop came from new construction, and the typical price held at $399,990.

We broke down what September showed, plus a quick FAQ for when clients ask “are prices falling?” Link in the comments.

See you in Colorado Springs.

EasyDigz is exhibiting at the RESO 2026 Fall Conference Member Expo on Wednesday, October 21, at Hotel Polaris. RESO is where the MLS leaders, brokers and technology teams who shape how real estate data moves come together, and we want to be in the room.

If you're there, find us the expo floor. We'd love to show you how EasyDigz brings lead response, CRM, marketing, transactions and team collaboration into one system for growing brokerages.

Want to set up time with Michael Walliser before or during the event? Reach us at [email protected].

Can you build an ADU on septic? On septic, your soil limits how many bedrooms you can support, and a system sized for a small house isn't designed for added units. That's why utility access is the real limiting factor.
