In Austin real estate, sometimes the greatest value isn’t in the house — it’s in the land beneath it.

As Austin continues to grow, location, lot size, and redevelopment potential can play a major role in a property's overall value. The home that once stood here may have served its purpose, but the land presents an entirely new opportunity.

Understanding that difference is an important part of real estate, land acquisition, and new construction. Sometimes, the real opportunity is seeing what a property could become.

🏙️ Austin, Then & Now: Downtown Austin

📍 1940 → Today

From open fields and early infrastructure to a growing urban skyline, downtown Austin has undergone a remarkable transformation.

In 1940, the area where Butler Metro Park sits today featured a baseball field, reflecting a much different landscape along the Colorado River. Today, the area is home to one of Austin’s most recognizable public spaces, surrounded by an expanding downtown skyline and an evolving urban environment.

Over the decades, Austin’s growth has reshaped the city through new development, high-rise construction, expanded bridges, and continued investment in transportation and mobility. The evolution of the downtown corridor reflects how infrastructure, connectivity, and thoughtful land use help shape a city’s future.

🏡 RECENT TRANSACTION | Lot on Eanes Cir 78746

Another successful lot closing in West Lake Hills, one of West Austin’s most established residential markets, where mature trees, spacious homesites, and proximity to the Hill Country continue to make the area attractive for new construction.

West Lake Hills offers a unique balance of privacy and convenience, with easy access to Bee Cave Road, Loop 360, and the surrounding West Austin communities. Local favorites like The Grove W**e Bar & Kitchen, Texas Honey Ham, and the shops and restaurants at Village at Westlake are all part of the area’s appeal, while downtown Austin remains just a short drive away.

There’s something pretty cool about watching a property go from a piece of dirt to the beginning stages of something new.

This one is in the Shoal Creek area, tucked away on a quiet cul-de-sac in the Allandale neighborhood. It’s an area of Austin that has always stood out to me. The established streets, mature trees, great location, and a neighborhood that continues to evolve while still keeping its character.

This is an exclusive project I’ve been involved with from the land side of things.

🏙️ Austin, Then & Now: Dog’s Head

📍 1940 → Today

What was once largely sand and gravel mining land along the Colorado River is now positioned to become one of East Austin’s largest new community developments.

Known as Dog’s Head, the approximately 2,600-acre area wraps around a bend in the Colorado River between US-183 and SH-130, just north of Austin-Bergstrom International Airport. The site gets its name from the shape of the river bend.

The long-term vision calls for a mixed-use community with housing, jobs, retail, open space, infrastructure, and public trails along the Colorado River. Plans currently include more than 266 acres of public open space and trails and approximately 6.5 miles of planned hike-and-bike trails along the river.

The scale is significant: Dog’s Head is roughly nine times the size of The Domain and nearly four times the size of Mueller. The project is expected to develop in phases over decades, transforming a former mining site into a new part of Austin's urban landscape.

Another lot closed in one of Austin’s most established and sought after central neighborhoods, setting the stage for new construction in Crestview.

This property sits in a part of Austin where established residential streets meet the energy of Burnet Rd. Staples like Little Deli & Pizzeria, The Violet Crown W**e Bar & Coffee Shop and Upper Crust Bakery are part of the everyday landscape.

Crestview continues to see thoughtful redevelopment and new construction.

🏡 Not all dirt is created equal.

When it comes to new construction, what’s underneath the home matters just as much as what you see above ground.

The type of soil used, how it’s placed, and how it’s properly compacted can play a major role in creating a stable foundation and building a home that stands the test of time.

And here in Austin, where you’re building matters. Different parts of town, from Zilker and Tarrytown to East Austin and beyond, have their own unique soil and dirt characteristics. Understanding what’s beneath a property can be an important part of evaluating land and determining what it may take to develop it.

For builders, developers, and landowners, understanding the dirt you’re building on isn’t just a construction detail, it’s a critical part of the development process.

Good homes start with good dirt.

Austin, Then & Now.
A look back at where we came from and a look forward on where we’re going.

📍 1940 → Today

From open fields and rural farmland to one of Central Texas’ most important transportation hubs, the transformation around Austin-Bergstrom International Airport tells the story of Austin’s incredible growth.

What was once a vast landscape of green fields, farmland, dirt roads, and largely undeveloped land has evolved into a major airport surrounded by roadways, businesses, neighborhoods, and development.

The scale of change is hard to appreciate from the ground—but from above, Austin’s growth is unmistakable. And with so much land still undeveloped across the region, the story of Austin’s expansion is far from over.

Most agents can tell you how many bedrooms it has.

I can tell you what to go look at before you sign anything.

I framed houses before I ever sold one. That is still the reason I can walk a job site and read what is going on: how it is framed, how the roof ties in, and what that tells you about the rest of the build.

It is the part nobody can see once the drywall goes up.
