The Code of Conduct sets the minimum professional and ethical standards expected from property practitioners in South Africa.

Its purpose is to help protect consumers and guide practitioners on how they should conduct themselves when dealing with buyers, sellers, landlords, tenants and other parties.

In practical terms, the Code expects property practitioners to:

→ act with integrity
→ protect their client’s interests while considering other parties
→ avoid misleading or false statements
→ only accept work they are competent to perform
→ use fair and responsible marketing practices

The PPRA describes consumer protection and ethical professional conduct as central objectives of the Code.

In simple terms: the Code of Conduct helps set the standard for how property practitioners should behave professionally and responsibly.

It is also more than general guidance - failing to comply with the Code can amount to sanctionable conduct under the Property Practitioners Act.

A career in real estate involves more than simply joining an agency and starting to sell property.

A new entrant generally begins as a Candidate Property Practitioner and works under supervision while completing the required practical training and education pathway set by the PPRA.

The PPRA currently recognises more than one route towards qualifying as a non-principal property practitioner. These include the existing NQF Level 4 real-estate qualification routes, as well as a newer competency-based pathway introduced in 2026.

Depending on the applicable route, the journey can include:

→ registration with the PPRA
→ supervised workplace experience
→ prescribed practical training modules
→ completing the required qualification or competency pathway
→ passing the applicable PPRA examination
→ progressing to non-principal/full-status practice

The PPRA confirms that the practical-training component includes at least six prescribed modules, aimed at building real workplace competence.

For practitioners who later want to become principals, further education and examination requirements apply.

Capital Gains Tax, or CGT, may apply when you sell a property for more than its qualifying base cost.

For individuals, South Africa currently allows a R3 million primary residence exclusion on a qualifying capital gain, while the annual CGT exclusion is R50 000. The maximum effective CGT rate for individuals is currently 18%.

Important to remember:

→ CGT is calculated on the gain, not simply the selling price
→ your main home may qualify for the primary residence exclusion
→ investment, rental or business-use portions of a property can be treated differently
→ the exact tax outcome depends on your circumstances

In simple terms: CGT is tax that may become relevant when a property is sold at a capital gain.

If you are unsure how it applies to your property, it is best to check with a qualified tax practitioner.

The team was out in Die Bult, Potchefstroom this week, while our property series focused on some of the B’s in property:

→ Buyer qualification
→ Breach of contract
→ Bond repayments
→ Budgeting

They may sound like technical terms, but each one can affect a real property decision.

That is what 𝗪𝗵𝗲𝗿𝗲’𝘀 𝘁𝗵𝗲 𝗪𝗶𝘇? is about - keeping property practical, understandable and connected to the places where we work.

Buying a home is not only about whether you can afford the purchase price or qualify for the bond.

A realistic property budget should include the ongoing cost of owning and running the home.

For buyers and homeowners, this may include:

→ monthly bond repayments
→ municipal rates and taxes
→ water and electricity
→ levies, if applicable
→ homeowners and contents insurance
→ security
→ internet and household services
→ maintenance and unexpected repairs

South African banks also encourage buyers to factor in once-off costs such as transfer costs, bond registration costs and deposits, where applicable, before committing to a property.

There is another important point to remember.

South Africa’s current prime lending rate is 10.75%, effective from 25 September 2026. If your home loan has a variable interest rate, future changes in lending rates can affect your monthly repayment.

That is why a good property budget should leave some breathing room.

Homeownership also brings maintenance costs. Standard Bank suggests a broad guideline of setting aside around 1% to 3% of the property’s purchase price per year for maintenance, although the actual amount will depend on the age, condition and type of property.

In simple terms: budgeting means asking whether you can comfortably afford to own the home, not only whether you can afford to buy it.

Before making an Offer to Purchase, look at the full monthly picture and allow for costs that may change over time.

At PropWiz, we encourage buyers to think beyond the asking price so that the property they choose works for both their lifestyle and their budget.

Once your home loan is registered, you begin repaying the amount borrowed from the bank over the agreed loan term.

A bond repayment is not only “paying back the house”.

Your monthly instalment is influenced by:

→ the outstanding capital balance
→ the interest rate on your home loan
→ the remaining loan term
→ applicable monthly fees

Banks generally calculate interest on the outstanding balance, while part of each repayment reduces the capital you still owe. Over time, as the balance decreases, the way your repayment is split between interest and capital changes.

If your home loan has a variable interest rate, your monthly repayment can change when lending rates change. A fixed-rate option may be available in some cases, depending on the bank and your loan agreement.

It is also worth knowing that extra payments into your bond can reduce the outstanding balance, lower the total interest paid over time and potentially shorten the repayment period, subject to your bank’s terms.

In simple terms: your bond repayment gradually pays down the amount you borrowed, while also covering the interest and applicable fees on the loan.

Before buying, do not only ask, “Can I qualify?”

Also ask:

“Can I comfortably manage this repayment if interest rates or household costs change?”

Understanding the repayment is an important part of buying a home responsibly.

When buyers and sellers sign an Offer to Purchase or another property agreement, both parties take on specific obligations.

A breach of contract happens when one party does not do what the agreement requires.

In a property sale, this could include situations such as:

→ a buyer failing to pay an agreed deposit
→ a buyer not providing required finance within the agreed time
→ a seller failing to meet a contractual obligation
→ either party ignoring an important term of the signed agreement
→ occupation or payment obligations not being met as agreed

What happens next depends on the wording of the contract.

Many property agreements include a breach clause that sets out what must happen if one party defaults. This can include written notice giving the defaulting party a certain period to correct the breach before further action is taken. Depending on the agreement and circumstances, possible consequences can include cancellation, a claim for performance, or damages. etenders.gov.za

This is why buyers and sellers should never assume that a missed deadline or unpaid amount is “just paperwork”.

The signed agreement matters.

Property practitioners also have duties towards consumers under the Property Practitioners Act, including a duty of care to both buyers and sellers. South African Government

In simple terms: a breach of contract means someone has failed to do what they legally agreed to do.

If a possible breach arises, the exact contract should be checked carefully and legal advice may be necessary before anyone cancels an agreement or takes further action.

At PropWiz, we encourage buyers and sellers to understand their obligations before signing and to raise questions early if anything is unclear.
