I had a secure federal job, but I knew I didn’t want to stay forever.

My first Airbnb brought in $5,000 in its first month. After about $2,000 in expenses, I had $3,000 left.

That changed the question for me. I stopped asking how to survive the job and started asking how many units I’d need to replace it.

I reached 10 units, and 15 months after starting, I quit the federal government.

I’ve spent long stretches away from the business before, including trips where I wasn’t around to handle the day-to-day. And the business didn’t fall apart.

Guests were taken care of. Cleaners came in. Maintenance issues were handled. The team kept things moving.

But there was still a difference.

When I’m around, I catch small problems earlier. I make decisions when they need to be made. I’m more likely to notice when something isn’t being done to the standard I expect.

Take the owner out of the picture, and those things can slip. Not because the team doesn’t care. They’re doing their jobs. But the person who owns the business naturally pays attention to different things.

So yes, I could disappear for 30 days. The business would survive.

But I’d rather spend 15 minutes a day keeping an eye on things, even when I’m traveling.

The goal isn’t to be needed every minute. It’s to have a business that keeps working properly when you’re not there.

Comment “SYSTEMS” if that’s what you’re working toward.

Stop trying to make your Airbnb look impressive to business travelers.

Make it easy.

Fast WiFi. A proper desk. Foolproof self check-in. Clean, quiet, predictable. Then say it clearly: “Work-trip ready.”

That simple shift can turn a slow weekday calendar into a listing built for people who actually need somewhere reliable to stay.

I’m running 19 short-term rental units while traveling in another country, and on most days I spend about 15 minutes checking on them. That only works because I’m not the person handling every guest message, cleaning issue, or maintenance request.

I have virtual assistants handling guest communication and operations, cleaners on the ground, local handymen, and software keeping the process organized.

The trade-off is that being remote costs more. Things I could handle myself now have to be handled by someone else.

The goal isn’t to do everything from anywhere. It’s to build an operation that doesn’t require me to be there every day.

Comment "TEAM" if you want to know how I set it up.

Most people were heading back to work after their trip. I was getting ready to spend two weeks traveling in Medellín, Colombia.

I’m staying in Laureles, taking morning walks, trying different food, seeing how locals live, and enjoying a slower pace.

For me, the best part of traveling isn’t trying to pack every day with activities. It’s having the freedom to change my surroundings, experience different cultures, and spend time somewhere new without having to wait for the next vacation.

I’m grateful that the Airbnb business I built has given me that option.

I've seen hosts add a hot tub, increase their nightly rates, and think they've found the secret to more bookings.

Then the reviews start rolling in.

"Water was dirty." "Hot tub wasn't working." "Nobody explained how to use it."

After auditing hundreds of listings, the lesson is simple: a hot tub doesn't make you money on its own. The way you manage it does.

Consistent servicing, clear instructions, photo-proof of cleanliness, and pricing that covers your costs can make all the difference.

Don't let a premium amenity become your biggest headache.

I stayed in my Washington DC Airbnb for a while and started noticing some things I wanted to change. So I repainted the walls, added a few accent walls, and made some updates to the bedroom and bathrooms. There were a lot of little things that needed attention, but it’s finally coming together. Now I just need new photos before it goes back on the rental sites.

Not every property is worth holding onto forever.

This one gave us a solid run, but over time the numbers stopped making sense, so it was time to let it go. Before handing it back, we're taking one last walk-through as the final repairs are being completed.

That's part of running a rental arbitrage business. Every property has its season, and knowing when to walk away is just as important as knowing when to say yes.

One chapter closes, making room for better opportunities ahead.

There’s a simple Airbnb upgrade most hosts overlook.

It’s not another piece of decor. It’s what happens when your guest turns off the lights.

A mattress that actually feels comfortable. Pillow choices. Real blackout curtains. Temperature controls guests can understand.

Because a beautiful listing gets the booking. A great night’s sleep helps earn the five-star review.

Running a successful Airbnb isn't just about getting bookings—it's about staying prepared when things go wrong.

Missing towels, damaged sheets, or running out of essentials can instantly hurt the guest experience and your reviews.

The best operators always have backups ready to go so their business never skips a beat.

Stocking extra linens, towels, cleaning supplies, and replacement essentials isn't an expense—it's part of protecting your revenue, maintaining five-star reviews, and keeping every turnover running smoothly.
