Can you lose your earnest money deposit (EMD)? Yes, you can!

Your earnest money deposit shows the seller you're serious about buying their home. And assuming everything goes as planned, that money is credited toward your purchase at settlement.

But if all your contingencies have expired and you decide not to go through with the purchase, you could lose that deposit.

Showing houses in the pouring rain can be a nuisance, but it can also reveal things you might not notice on a sunny day, like leaks or water intrusion.

So don't be too quick to cancel your showings because of bad weather. It might actually be one of the best times to see a home!

If there’s an upside to interest rates over 7%, this is what it could be.

Fewer buyers in the market can mean less competition and a little more room to negotiate. You may even be able to get seller concessions and use them to buy down your rate.

Nobody knows where rates will be six months from now. Sometimes it’s just a matter of looking at the market we have right now and figuring out if there’s a way to make it work for you.

People may think of DC as monuments, traffic circles and traffic, but there are so many beautiful neighborhood streets in Northwest DC that are just spectacular.

Sometimes I don't think people realize just how stunning DC can be away from the monuments and traffic circles.

One of the hardest parts of a home inspection can be figuring out what actually matters.

Every house is going to have little things that show up on an inspection report. Many are inexpensive or relatively easy to fix, and it’s easy to get distracted by a long list.

The bigger question is: Are there any issues that could be costly or difficult to address?

At this inspection in Rockville, the report had plenty of small items — but we also discovered moisture in several areas of the basement walls.

For this buyer, that was more than he wanted to take on, and he ultimately decided to walk away.

That’s the value of a good home inspection. It helps you separate the small, fixable stuff from the issues that could actually affect your decision to buy.
