JUST LEASED 🔑🏡

This one was a full-circle real estate win.

My client purchased this Wesley Chapel home as part of a 1031 exchange, allowing them to roll proceeds from a previous investment property into another investment property while deferring capital gains taxes.

Next step? Finding the right tenant.

We were able to secure a tenant within just a couple of days of closing — a family relocating from California to Florida who weren’t quite ready to buy yet and wanted some time to explore Tampa Bay before deciding exactly where they want to put down roots. They locked in a two-year lease, giving my investor a great long-term tenant while they get settled and figure out where they ultimately want to call home.

This is why I love real estate from both sides of the equation — helping investors build and protect their portfolios while helping families make their move to Tampa Bay on their own timeline.

Joy Of Cleaning Florida came over and handled the whole house while I was out and yeah… I could get used to this. Everything is spotless, smells amazing, and she absolutely nailed the little details.

10/10 will be doing this again.

Trying to time the market might actually cost you more… and this is exactly what I mean. 👀🏡

“I’ll just wait until rates come down.”

Okayyy, but here’s the catch: when rates drop, more buyers tend to jump back into the market. More competition can mean higher home prices, fewer seller concessions, less negotiating power and multiple-offer situations.

Here’s how that can look:

$500K home at 7% → approx. $4,200/month
vs.
$600K home at 5.875% → approx. $4,700/month

And YES — these numbers include principal, interest, property taxes, homeowners insurance AND PMI. We’re not doing those cute little principal-and-interest-only payments over here. 😂

A lower rate doesn’t necessarily mean a lower payment if the house you could’ve bought today costs $100K more by the time rates finally come down.

The goal isn’t to perfectly time the market. It’s to buy when the house, payment and timing make sense for YOU. And if rates improve later? Refinancing may be an option.

Moral of the story: I should probably just go ahead and buy the house I fell in love with yesterday. 😂
