Asking price. Sold price. Know the difference.
🏡 MONDAY MARKET MINUTE WITH Kellie
Weber + Davis Counties | November 2, 2026
Mortgage rates eased again, and we now have September closed-sale numbers for both counties!
📍 WEBER COUNTY — SEPTEMBER
• 274 homes sold, down 10.7% from September 2025
• Median sold price: $447,000, up 2.8% year over year
• Monthly active-listing count: 1,091
📍 DAVIS COUNTY — SEPTEMBER
• 260 homes sold, down 14.2% from September 2025
• Median sold price: $521,500, down 4.3% year over year
• Monthly active-listing count: 922
These are September residential statistics—not today’s live inventory. Sold figures come from Utah Association of REALTORS; inventory is Realtor.com/FRED’s single-family and condo/townhome series.
đź’° RATE CHECK
Freddie Mac’s national 30-year fixed average fell to 7.24% on October 29, from 7.32% the previous week. Your actual rate depends on your loan and qualifications.
💡 THIS WEEK’S LESSON: ASKING PRICE VS. SOLD PRICE
An asking price tells you what a seller wants. A sold price tells you where a transaction closed—but may not show seller-paid closing costs or other concessions.
🔑 BUYERS: Compare the full package: price, condition, cash needed at closing and monthly payment.
🏠SELLERS: Fewer September closings in both counties make accurate pricing and preparation especially valuable. Your neighborhood and price range matter more than a broad headline.
