Team Turner At Counts Real Estate Team Turner is the husband and wife team of Darrell & Angela Turner. Angela moved to Panama City Beach from Macon, Georgia, with her parents in 1979.

Husband-and-wife real estate team serving Panama City Beach, 30A, Destin, Santa Rosa Beach, Freeport & Niceville. 40+ years married, organized communicators, honest answers. She attended Jinks Middle School and is a 1984 graduate of Bay High School. After graduating from BHS, Angela stayed in Panama City, working in local law firms. She has worked in most areas of law, but largely in personal injury. Darrell came to the area in the Summer of 1985, from Murray, Kentucky. He was familiar with the area having spent summer vacations here during his high school years. He has worked in construction, time-share and in landscape and irrigation. He gained a great deal of his sales experience working in the auto industry for many years. Darrell and Angela first met in the Fall of 1985 while attending a real estate sales course at Gulf Coast Community College. Neither pursued real estate at that time. Instead they pursued each other and were married in April 1986. The Turners have three beautiful daughters and the cutest granddaughter ever. All the while the Turners have lived, worked, worshiped and played right here along NW Florida's Gulf Coast. They know the people, the trends, the seasons, and the market. We invite you to get to know Team Turner and what they can do for you.

๐Ÿ‚ **Fall Is a Good Time to Show Your Home a Little Love!** ๐Ÿก

One of the things we appreciate about fall along the Emerald Coast is the change of pace. The summer rush settles down, the evenings become more comfortable, and there's a little more time to enjoy the place we call home.

It's also when we like to think about the small things that help keep a home in good shape.

Over the years, we've seen firsthand how regular maintenance can make a difference. Not just in protecting a home's value, but in preventing those unexpected repairs that never seem to happen at a convenient time!

๐Ÿ **Here are five things worth adding to your fall checklist:**

โœ… Check the roof and clean out gutters.

โœ… Replace HVAC filters and schedule maintenance.

โœ… Trim landscaping and inspect drainage.

โœ… Check window and door seals.

โœ… Review homeowners insurance and possible wind-mitigation discounts.

None of these tasks is especially exciting, but taking care of the little things can save a lot of frustration down the road.

We believe a home is so much more than four walls and a roof. It's where life happens, families gather, and memories are made. Keeping it well-maintained is one of the ways we take care of what matters.

๐Ÿ’ฌ **Now we're curious โ€” what's one home maintenance task you make sure gets done every fall?**

We'd love to hear your tips!

๐ŸŒฟ๐ŸŒŠ **October is Coastal Dune Lake Awareness Month!**

Did you know South Walton is home to 15 rare coastal dune lakes along our beautiful 30A coastline?

These remarkable lakes are found in only a handful of places around the world, and they're one of the many reasons living along the Emerald Coast is so special.

**๐ŸŒŠ What makes a coastal dune lake different?**

Unlike most lakes, coastal dune lakes occasionally connect directly to the Gulf of Mexico through natural openings called *outfalls*. Depending on water levels and coastal conditions, fresh and salt water mix, creating a unique ecosystem supporting fish, birds, native vegetation, and other wildlife.

Some of our favorites include Western Lake in Grayton Beach, Eastern Lake in Seagrove Beach, and Oyster Lake in Dune Allen Beach.

**๐Ÿก What is life like on a coastal dune lake?**

Imagine beginning your morning with coffee overlooking peaceful waters, spending an afternoon kayaking or paddleboarding, and enjoying spectacular sunsets from your own backyard.

It's a different side of coastal livingโ€”quiet, natural, and often just minutes from the Gulf.

Of course, lakefront ownership also requires understanding flood zones, environmental protections, shoreline restrictions, and insurance considerations. That's where local real estate knowledge makes a difference.

**๐Ÿก Dreaming of lakefront living along 30A?**

Fascinating Florida history! ๐Ÿ“œ Wave-swept shores and lost boomtowns are just a part of the rich story behind Floridaโ€™s Gulf Coast. In the 1830s, the bustling port town of St. Joseph briefly became the most populous city in territorial Florida and hosted the state's first constitutional convention before yellow fever and severe hurricanes wiped it off the map.

Discovering the deep history and unique heritage of the Florida Panhandle is just one of many reasons we love living and working along the Gulf Coast! ๐ŸŒŠโ˜€๏ธ

Looking to anchor your roots or invest in a piece of Florida paradise? Reach out to Team Turner at Counts Real Estate Group today!

In 1835, merchants from nearby Apalachicola founded a new port on St. Joseph Bay, hoping to pull the region's booming cotton and lumber trade away from their rivals. Within just a few years, contemporaries were calling it the most populous town in all of territorial Florida. Nine years later, it was gone. ๐ŸŒŠ

St. Joseph grew fast and lived loudly. The town hosted Florida's first constitutional convention, which convened there on December 3, 1838, drawing fifty-five delegates, including future United States Senator David Levy Yulee, under convention president Robert Raymond Reid. Delegates spent weeks debating banking policy before adjourning on January 11, 1839, having drafted the framework for Florida's future government. Storms in 1837 and 1839 had already battered the young port's wharves and buildings, early warnings of how exposed the town truly was.

The real catastrophe struck in 1841, when a ship carried yellow fever into the harbor. The outbreak killed a number of residents outright, including Robert Reid, who had presided over the constitutional convention just two years before, and sent nearly everyone else fleeing inland. By the time the fever burned itself out, only about five hundred people remained in a town that had briefly held thousands. A hurricane that September tore away what remained of the wharf. In 1843, residents of Apalachicola floated away a number of the abandoned houses by barge, salvaging what the fever had left behind. When a U.S. Navy ship called in 1844, its officers found the town essentially deserted. A final hurricane that September finished what the fever and the storms had started.

Today, the only trace of the original town is a small cemetery bearing its name. Port St. Joe eventually grew up two miles north, after a railroad reached the bay in 1910, built on ground the fever never touched. ๐Ÿด
