Being this was my most reacted to story of all time, I figured it was due for its own post.

$109,754. That’s how much I’ve negotiated in seller credits for my buyers so far in 2026, across just 6 closed transactions.

That’s an average of $18,292 per buyer! (Over 4% per transaction)

These are ALL of my closed financed buyer transactions this year, not just my best deals. The majority also closed below asking price.

These figures reflect what we negotiated when we first went under contract. They don’t include additional repairs we negotiated, repairs we personally took care of to get deals closed, or buyer agent compensation, which I also negotiated separately on every transaction.

I have a few more buyers closing before the end of the year that should push these numbers even higher!

There’s a lot more to negotiating a real estate deal than just the purchase price.

Who you hire to sell your house matters!

These sellers found me through Facebook. After messaging back and forth, we did a video call at the property and came up with a game plan.

We immediately got to work on landscaping, cleaning up the property, and putting on a brand-new roof.

Less than a week on the market, over 32,000 Facebook views, multiple offers, and now pending ABOVE asking price! (Local views, not bots)

And no, we didn’t just price it below market value to create a bidding war. We priced it at what the home was actually worth and let the preparation and marketing do their job.

There’s a lot more to selling a house than putting it on the MLS and hoping for the best. Having the right connections and being willing to put in the work makes a difference!

Love seeing this one come together, I’m sorry to prove all the Facebook appraisers (trolls) wrong….again.
