I’m the agent who still calls you back.

I know that’s not how most people do it anymore. I’m old school about it. Things get lost in a text thread, and a quick call clears up in two minutes what would take ten messages and a day of waiting. Same reason I still read every page of a contract, even the part someone says won’t matter. If it doesn’t matter, it won’t hurt to cross it out.

That’s just how I like to work. Slower sometimes, but done right.

You’ve already done the math on your house. Sale price, minus what’s left on the mortgage, and that’s the number you’re planning your next move around.

Then the closing statement shows up, and it’s a different number.

Nothing went wrong. The excise tax, the prorated property taxes, the payoff interest, the credit you agreed to after inspection. It was all there. It just never got added up in one place before you signed.

That’s the conversation I want to have before you list, not after. Sit down, run the actual numbers, and know what you’re walking away with while there’s still time to make decisions around it.

If you’re thinking about selling, send me a message and we’ll figure out your estimated net together.

After years of selling homes, I can usually tell early on which sellers are going to get it sold. One of the signs surprises people.

It’s whether they’ve let go of what they spent on improvements. You almost never get dollar for dollar back. Someone tells me they put $50,000 into the deck or the landscaping, and I have to be honest with them: that money isn’t coming back in the price.

Buyers walk in without your memories or your receipts. They see the house as it is today.

The sellers who’ve made peace with that are the ones who do well. If you’re getting ready to sell, let’s talk it through before we set a price.

Ask almost any woman and she can tell you the rules she learned about drinks at parties. Nobody wrote them down. We just passed them to each other, year after year.

That should bother all of us a lot more than it does.

The responsibility belongs with the person doing the harm. What she wore or consumed doesn’t change that. If you’re raising kids, of any gender, teach them self-control and teach them what yes actually means.

Seattle really shows up on the 31st, and you can fill the whole day if you plan it right. Grab a free pumpkin in Queen Anne in the morning, let the kids loose at the zoo or in Pioneer Square in the afternoon, then head to Fremont to wish the Troll a happy birthday. Still have energy after dark? The ghost tour is a fun way to see downtown in a whole new light.

Save this now so you’re not scrambling at 4pm on Halloween. Future you will thank me.

Hiring an agent means trusting someone with one of the biggest numbers you’ll ever sign. Here’s where I draw the line.

1. Never flatter you on price. I’ll show you the absorption rate and what the market is actually doing, even when it’s not the number you were hoping for. Your home sells at market value, and you should hear that from me up front.
2. Never skip the call to the buyer’s agent. I make every one of those calls myself. Five minutes on the phone, and the tone of voice alone, tells me more than any text or auto-response ever will.
3. Never let “don’t worry, we won’t enforce that” slide. If it’s not written down in real estate, it doesn’t exist. If they really won’t enforce it, we cross it out.

Old school? Absolutely. My clients call it being protected.

Everyone has an opinion about what your home is worth. The headlines have one, the online estimate has one, and your neighbor definitely has one. Most of them are guesses.

National headlines don't tell you what's happening on your street, at your price point. An online estimate can't see what your home actually has, or doesn't. And "homes are flying off the market" means very little until you know how fast homes like yours are really selling.

That's where the absorption rate comes in. I have a long background in inventory management, and it's the number I trust most, because it shows how quickly the market is taking in homes in your price band right now. It's not as exciting as a headline, but it's real.

Want to know what your home will actually sell for? Let's look at the numbers together.

Everyone's crowded around the same handful of listings. The better buy is in the part nobody's watching.

It's the condos. A lot of them are sitting while buyers wait on the sidelines, in Seattle and on the Eastside both. More inventory than buyers means more to choose from and less competition for it. If you've been thinking about downsizing or moving to a flat, this is the window.

At the end of the day, price is still the single most important thing, on a condo or anything else. Let's look at what's actually out there.

There's a moment in almost every deal, usually right before you sign, that makes me sit up a little straighter. We're going through the contract line by line, we hit a clause that doesn't sit right, and the other side has a ready answer.

"Don't worry about it."

Then let's cross it out. If they'd never enforce it, nobody's going to miss it. But if it stays in the contract, it's enforceable, no matter what anyone promised you out loud. If it's not written down in real estate, it does not exist, and that cuts both ways.

I read every line, frankly to the point of being a pain about it. At the end of the day, a lot of my job is thinking about the worst case so you never have to live it.

Nobody lists their home hoping something goes wrong.

Selling should feel exciting. You're moving toward something new, and that's where I want your head to be.

My job is to worry about the rest. I think through the worst case before we ever go live, so if something comes up, we already have a plan and you're not scrambling.

I'm a nut about the details because I care how this ends for you. At the end of the day, I want you walking away from the closing table happy.

Thinking about selling? I'd love to talk it through with you.
