Buying a home with your spouse or partner? Here’s a mortgage tip that could save you money! 🏡💰
Many couples assume lenders simply average their credit scores when applying together.
But that’s not always how it works!
For many conventional loans, lenders use the lower representative credit score when determining mortgage pricing.
For example:
👤 You: 780
👤 Your spouse: 650
Instead of using the average of 715, your lender will use 650 for pricing.
💡 Here’s what I recommend:
Ask your lender to compare TWO scenarios:
Applying together using both incomes.
Applying individually using one person’s income.
Depending on your income, debts, credit profiles, and loan program, one option may offer better overall terms than the other.
Remember, conventional loan eligibility and mortgage pricing can use different credit score calculations.
