One of the biggest mistakes I see sellers make is waiting until they’re ready to put their condo on the market before thinking about the sale.

In San Francisco’s high-rise market, the details matter. Your building, recent sales, competition, condition, timing, and even the story your property tells online can all influence how buyers respond.

That’s why I believe the best listing strategy starts well before the listing goes live.

A little planning can give you time to make smart improvements, understand your building’s position in the market, and decide what approach makes the most sense for your goals.

If selling is somewhere on your horizon, even if it’s months or years away, I’m always happy to have the conversation.

The more prepared you are, the more options you have.

If you own a condo in an older San Francisco high-rise, you may have heard about the city’s sprinkler mandate. There’s been a lot of confusion around the rule, especially when it comes to costs, deadlines, and which buildings are actually affected.

Here’s what’s important to know:

• About 126 older residential buildings are subject to the requirement
• Current permit deadline: January 1, 2032
• Installation deadlines extend through 2035
• Estimated costs vary dramatically, from roughly $15,000 to $225,000+ per unit, depending on the building
• Many newer high-rise condo buildings in Mission Bay, South Beach, Rincon Hill, the East Cut, Yerba Buena, and most of SoMa are not affected

This is a building-specific issue. The headline cost numbers don’t tell you what a particular building will actually face.

If you own a condo in an affected building and are considering selling, understanding the HOA’s plans, reserves, engineering studies, potential assessments, and the latest compliance developments is essential.

Real estate is hyper-local, and with something like this, knowing the building matters.

If you’re wondering how the sprinkler mandate could affect your property or your selling strategy, I’m happy to help you make sense of what’s happening.

One Market Plaza, right across from the Ferry Building, has landed another high-profile tenant after Google exited the building last year. And this time, there’s a little more magic involved.

Disney is moving in, bringing one of the world’s best-known brands to the San Francisco waterfront.

It’s another interesting sign of how the city’s office market continues to evolve, with major companies making strategic moves in some of San Francisco’s most iconic locations.

For those of us who live and work in the city, it will be interesting to see what this brings to the neighborhood.

Another successful sale at The Avery.

We just helped our client close the sale of this stunning 49th-floor residence to a cash buyer in just 9 days. With sweeping Bay Bridge views, floor-to-ceiling glass, refined interiors, and one of The Avery’s most sought-after floor plans, this was a special home from the start.

Congratulations to our seller on a smooth and successful closing. If you’re considering selling your San Francisco home, reach out to start the conversation.
