BUYER WIN | GREENBRAE

After three years of searching across multiple cities, my friends and clients have officially purchased their new home in Greenbrae!

Throughout the search, their priorities remained consistent: generous living spaces, a backyard, and a home they could make their own.

With soaring vaulted ceilings, abundant natural light, an updated kitchen, a private primary suite, and a beautifully terraced backyard, this home offered the features they valued and the potential they had been looking for.

Helping them navigate this search and finally find the right home has been incredibly rewarding. Congratulations to my buyers!

Finding the right home can take time, and having the right guidance along the way makes a difference. Whether you're just beginning your search or have been looking for a while, I'm always happy to be a resource.

September's numbers show encouraging signs of activity across Marin, although single family homes and condos continue to tell different stories.

Single family homes remain the stronger segment, with more sales, modestly higher median prices, and shorter marketing times compared to last year.

The condo market is particularly interesting. While median prices are relatively flat year over year, properties are selling a full 30 days faster than they were last September. That's a meaningful improvement in market pace, even though condos still take considerably longer to sell than single family homes.

The takeaway? Buyer activity is improving across Marin, but the strength of demand and pricing power still varies significantly by property type.

September brought a noticeable pickup in San Francisco's housing market, with more homes selling and median prices climbing across both single family homes and condos compared to August.

Interestingly, homes also spent more time on the market month over month, even as both property types continued to sell faster than they did a year ago. This suggests buyers are active, but perhaps a little more selective as the fall market gets underway.

Condo activity was particularly encouraging, with sales increasing more than 25% from August and median prices remaining well above last year's levels.

The takeaway? San Francisco's market continues to show strength, but pricing, presentation, and understanding buyer expectations remain essential.

JUST SOLD | POTRERO HILL

Sometimes the right home is worth waiting for. Already a resident of The Potrero, my buyer had been patiently waiting for a two bedroom, two bathroom home to become available in the building. When this one came to market, it was exactly what she had been hoping for. She now has more space while staying in a community and location she already loves.

The residence offers two spacious bedrooms and two bathrooms, an open and airy living space, oversized windows, hardwood floors, and a beautifully appointed primary suite with a walk in closet and en suite bath. The Potrero also features landscaped courtyards, a fitness center, and a rooftop deck with sweeping City views.

Located at the base of Potrero Hill, The Potrero offers easy access to Dogpatch, Mission Bay, and the surrounding neighborhoods. Some of the City’s best restaurants, parks, shops, and neighborhood favorites are just outside the door. I’m thrilled for my buyer as she begins this next chapter in a place that already feels like home!

Single family home prices climbed nearly 16% year over year, while sales increased more than 20% and homes moved faster than they did a year ago. Condos told a slightly different story: prices remained relatively steady, while the number of sales jumped more than 57%.

The bigger picture: Marin saw significantly more homes changing hands this August, with particularly strong momentum in the single family market. With competition remaining high in San Francisco, Marin continues to be an attractive alternative for buyers looking just beyond the City, and that broader demand may be contributing to the increased activity we’re seeing.

As the fall market gets underway, I’ll be watching to see how buyer activity and new inventory shape the months ahead.

Single family home prices climbed sharply year over year, even as the number of sales dipped slightly amid lower overall inventory. Condos saw strength across the board, with higher prices, more sales, and homes moving considerably faster than they did a year ago.

The bigger picture: buyers remained active, and well positioned properties continued to move quickly. With the fall market now underway, I’ll be watching closely to see how that momentum carries into the final months of the year.

Curious what these numbers mean for your neighborhood or your plans to buy or sell? I’m always happy to chat.
