Ever opened your mortgage statement and thought, “Wait, why did my payment go up?” 🤔

A lot of homeowners assume a fixed-rate mortgage means the same payment forever. Your principal and interest stay put, but your total payment can still change.

The usual reason is your escrow account. If your property taxes or homeowners insurance are paid through escrow, any change in either one changes what you pay each month. Here in the Triangle, rising home values and insurance premiums have caught plenty of homeowners by surprise.

So before you assume something’s wrong with your loan, check the notices from:
🏡 Your mortgage servicer (look for the annual escrow analysis)
🏡 Your homeowners insurance company
🏡 Wake County or your local tax office

Your relationship with your home doesn’t end at closing, and neither does mine with my clients. If something on your statement has you scratching your head, reach out. I’m happy to help you make sense of it or point you to the right person.

It could be a very cold winter for the housing market if rates keep rising. A hotter-than-expected September CPI (+3.7% YoY) reignited the possibility of a Fed rate hike on October 28. With average 30-year mortgage rates approaching 7.5%, it was no surprise to see existing home sales remain below 4 million units SAAR.
