Love the idea of a new home, but feeling unsure about buying in today’s market? You’re not alone. 🏡

If you’re thinking about selling your Bucks County home and buying another, start with a plan:

🔑 **Know your numbers.**
Talk with a lender about a monthly payment that feels comfortable—including taxes, insurance, and any HOA fees.

🔑 **Understand your potential sale proceeds.**
Your sale price isn’t the same as what you’ll walk away with. Account for your mortgage payoff and selling expenses when planning your next down payment.

🔑 **Build your budget around today.**
Make sure the purchase works with the financing available now. A future refinance may be an option, but it shouldn’t be what makes the home affordable.

🔑 **Explore your options.**
Ask your lender to compare loan choices and explain their costs. Depending on the property and negotiations, seller credits toward closing costs may also be worth discussing.

🔑 **Coordinate both moves.**
