DFW restaurant space is getting more competitive.
Good second-generation spaces with the right location, parking, visibility, and existing infrastructure are getting harder to find.
CBREβs 2026 Midyear Retail Outlook also points to continued demand from food operators, especially fast-casual and quick-service concepts, while new retail construction remains limited.
What does that mean for restaurant operators?
Landlords with desirable spaces may have more leverage on rent and lease terms. But that does not mean every asking rent is justified.
We still look at the full picture β rent, condition of the space, TI, equipment, buildout cost, and whether the location can realistically support the business.
A good location still has to make financial sense.
