Charleston home sales are UP. So why does the market still feel slow?

The latest housing market numbers through September 2026 tell an interesting story.

Here's what's happening:

📈 Home sales are increasing • September sales: +8.4% year over year • Last 6 months: +6.1% • Last 12 months: +4.2%

🏡 Home prices are still rising • Median sale price: $450,000 • Up 2.3% year over year • Detached single-family median: $485,000

📊 Inventory remains relatively tight • Just 3.2 months of available inventory • 29 of 32 MLS areas have less than 5 months of supply

But here's what the overall numbers don't tell you...

Not every Charleston neighborhood is experiencing the same market.

Some areas are seeing double-digit increases in home sales, while others are seeing fewer transactions. And more sales don't necessarily mean higher home values.

What does this mean for buyers and sellers?

Buyers may find more negotiating opportunities in certain neighborhoods, while sellers in areas with limited competition can still be in a favorable position. Pricing and local conditions matter more than ever.

The Charleston market isn't simply hot or cold. It's highly localized.

Want a mortgage rate in the 5s? You might not have to wait for rates to drop!

Here's something more Charleston homebuyers should know.

Instead of only negotiating a lower purchase price, you may be able to negotiate seller-paid closing costs to help buy down your mortgage rate.

Here's why that matters on a $400,000 mortgage:

7.50% rate = $2,797/month
5.75% rate = $2,334/month

That's a potential savings of $463 per month or over $5,500 per year!

The best part? Depending on your loan program, qualifications, and lender pricing, some buyers may be able to negotiate seller contributions that make a lower rate possible.

Of course, rate buydowns have upfront costs, and the numbers need to make sense for your situation.

Don't just negotiate the price of your home. Negotiate the cost of owning it.

Everyone wants 3% mortgage rates back. But would you want the 2021 housing market back with them?
Multiple offers. Paying well over asking. Appraisal gaps. Limited negotiating power. Seller credits? Good luck.
Today's Charleston market has a different tradeoff.
Rates are higher, but buyers often have something they didn't have much of back then: leverage.
Depending on the home, we're seeing opportunities to negotiate on price, closing costs, repairs and even rate buydowns.
That doesn't mean today's market is “better,” and it definitely doesn't mean rates don't matter.
It means the rate is only one part of the deal.
A lower rate on a house you had to fight for isn't automatically better than a higher rate on a house where you negotiated a better price and better terms.

Where are Charleston buyers actually buying right now?
235 residential properties went under contract across the Charleston area from Sept. 25–Oct. 1.
Here’s a closer look at single-family activity:
James Island: 10 | Median list price: $924K
Johns Island: 12 | Median list price: $683K
West Ashley: 20 | Median list price: $550K
Mount Pleasant: 23 | Median list price: $1.2M
Summerville/Ladson: 32 | Median list price: $402K
Hanahan/Goose Creek/Moncks Corner: 58 | Median list price: $394K
A few things stand out.
Mount Pleasant continues to operate in a very different price range — 14 of the 23 homes that went under contract were listed above $1M.
Meanwhile, some of the highest contract volume was farther out, where median list prices were closer to $400K.
And while we're starting to see the typical fall slowdown, buyers haven't disappeared. Where they're buying — and what their budget gets them — varies dramatically depending on the part of Charleston they're targeting.

I took this video near MUSC in Downtown Charleston during the flooding in December 2023.

This particular area is in a flood zone and has a well-known history of flooding — but it’s also a good example of why Charleston buyers need to understand that flood zone and flood history are not the same thing.

A flood zone tells you about the mapped flood risk for a property. What it doesn’t tell you by itself is what has actually happened at that specific home or property over the years.

That distinction matters in Charleston.

If I were buying a home here, I wouldn’t stop at looking up the flood zone. I’d also want to know:

• Has the home or property ever actually flooded or taken on water?

• Are there known drainage or standing-water issues?

• Have there been previous flood insurance claims?

• Were flood-related repairs ever made, even without an insurance claim?

• Is there an elevation certificate available?

• How is the home itself situated and elevated relative to the surrounding property?

• What does flood insurance actually cost for THIS home?

• Have drainage, grading or other flood-mitigation improvements been made?

I’d also pay attention to the surrounding streets and neighborhood, because getting water inside the house isn’t the only consideration. Regular street flooding can affect access to and from a property even when the structure itself stays dry.

That’s why instead of only asking:

“What flood zone is this house in?”

I’d also ask:

“What is the actual flood history of this property and the area around it?”

In Charleston, you want the answer to both questions before you buy.

If you’re thinking about moving to Charleston, don’t choose the house first.

Choose the lifestyle first.

Charleston can be deceiving on a map. A place that looks 8–10 miles away can feel a lot farther when your daily routine involves bridges, commuter traffic and only a few practical routes to get where you’re going.

Before deciding where to live, I’d answer these questions:

• Where will you be commuting most often?
• How important is being close to Downtown?
• Do you actually want to use the beach regularly — and which beach?
• Would you trade a shorter commute for more house or a bigger yard?
• Do you want restaurants and things to do nearby, or more space and quiet?
• How much time are you realistically willing to spend in the car every day?

Someone working at MUSC or Downtown may want to approach Charleston completely differently than someone commuting to Boeing, Joint Base Charleston or the Naval Weapons Station.

And if you work remotely? Your options can look completely different.

That’s why when I help someone relocate here, I’d rather figure out what you want your normal Tuesday to look like before we start worrying about countertops and square footage.

The right house in the wrong location gets old pretty quickly.
