September numbers show a big uptick in average discount and a significantly lower average sale price.

With end of summer vacations leading into back to school and new routines, this behavior is almost expected.

With interest rates still rising, it'll be interesting to see what happens in October. A month that usually shows a bounce back post September.

An incredibly busy 5 day stretch.

4 buyers with accepted offers, 1 seller closed and celebrating in a tree stand, and 1 seller through inspection and ready to head north!

3 new listing appointments this week.

We are officially through the back to school lull and we are off and running!

Enjoy your Wednesday everyone!

It's no longer changing, the market has changed!

Curious what that means for you and your family? I'm happy to answer questions!

The brakes got absolutely PUMPED in July. While we normally see a small stall over the holiday, it continued this month all the way through the calendar flip.

Typically July is hot while August sees a slow down as families squeeze in summer trips before school starts, but we all felt the difference this year. Now that the numbers are in, they back up those feelings!

Time to see how August plays out to end another summer!

After 2.5 years of searching, we found 50 beautiful acres full of opportunity in wonderful Ludington, MI.

Congratulations Nicholas!

Happy closing day!

This seller had 8 offers to pick from and a sound strategy setting him up for success!

From Waterford to Lapeer. Just because my office is in Midland doesn't mean I can't help you anywhere you want to go!

Honored to be part of both the sale of their old home, and the purchase of their new home for their expanding family!

It was a busy 10 day stretch!!

One buyer successfully navigated a move back to Michigan from Kentucky

Two first time home buyers landed THE home (after missing it the first punch!)

And a giant congratulations to Aaron Pettipas for selling his family's first home and closing on what will now be their home that will give them memories for decades!

2 new buyers are now pending and 4 new sellers homes will be out in the next day's stretch.

Thank you all for trusting and planning!

We are almost at the halfway point of 2026! The last 4 weeks have really been a whirlwind in the Mid-Michigan area seeing competition that rivals that of peak 2022.

If you have any questions related to the market (buying or selling) or have any questions related to loans and interest rates, I'd be happy to have a conversation!
