Things scarier than Halloween:
"My cousin's uncle is a Realtor in Wisconsin and he says we don't need an inspection"
"I haven't talked to a lender yet, but the Zillow app says I can afford the payment"
"The seller says the roof isn't that old"
😆
Happy almost Halloween from your favorite neighborhood Realtor!

Selling this fall? Take a look at your home after dark.

As daylight gets shorter, buyers may arrive for an evening showing without getting a good look at the outside.

Make sure your house number is visible, your porch light works, and the path to your door is clear of leaves and obstacles. Turn on interior lights so buyers can easily find their way through the home, too.

Leave your thermostat at a comfortable temperature too (yes, even if it is vacant)- nothing rushes a buyer out of a showing like coming into a cold house when its freezing and wet outside.

COMING SOON👉🏽This type of weather😆
If you are thinking about selling this winter or early next spring, it may be a good time to plan exterior photos. 📸🍂

Once snow arrives, buyers have a harder time seeing the yard, landscaping, driveway, and outdoor spaces.

For properties with acreage, outbuildings, or a beautiful setting, those features can be seen much more clearly.

Even if your move is months away, a little preparation now can give us more to work with when it’s time to list.

At a showing, I’m looking at more than countertops. I do not do Disneyland showings where I try to convince you to buy a property. I point out the stuff that I see that may come up on an inspection.

I’m noticing the layout, storage, signs of maintenance, the setting, and how the home might function on an ordinary Tuesday.

Where will the winter boots go? Is there room for the vehicles you actually own? Will you have parking spots for your kids who will be teenagers that are driving age in just 2 years? Does the floor plan work for your household? IS THERE ENOUGH OUTLETS IN EACH ROOM? 😆

A house can photograph beautifully. My job is to help you look closely enough to decide whether it works beautifully for you.

One underrated reason I like fall showings:
You can actually see the leaves you will be dealing with.
That giant, beautiful maple you see in July?
In October, we get a much better idea of where all 14 million of its leaves are going to land.😆🍁

A mailing address is only part of a property’s story.

When buying around Midland County, it’s important to verify the municipality, school district, utilities, and other property details individually.

Two homes with the same town in their mailing address can have very different setups—and different things a buyer needs to consider. There are Sanford addresses in the Coleman School District. There are Midland addresses that are in the Breckenridge School District. There are townships that do not have access to city water. There are townships that are septic only with no access to municipal sewer. And those things are fine, but you want to know before you sign on the dotted line!

Local knowledge means knowing what to double-check and where to double check before you fall in love with the house.
