Types of Inspections
Whether your buying or selling a home,, inspections are traditionally part of the process. For buyers, it is a layer of protection ensuring that the home you are buying is in good working condition. For sellers, getting an inspection is forewarning of potential problems in the selling process. Today I would like to talk about the most common inspections, home, pest, and septic.
The home inspection is a lengthy process by which an inspector goes over the home with a fine tooth comb looking for problems. The roof, trusses, walls, floors, fixtures, and appliances are all inspected. You water lines, electrical, and A/C are all put through their paces. This is an inspection I suggest every buyer get. You never know from a home tour what hidden issues might be lurking under a pretty surface.
Pest inspections are another inspection of highly recommend buyers invest in. Finding out before close that there are termites in the attic and roaches in the walls, can turn a dream home into a nightmare. Some home inspectors include pest inspection.
Septic inspections are typically found in rural communities as more urban homes tend to be built on city water and sewer. If a home is on septic, getting an inspection is vital. However, if your inspection finds that the entire system has been compromised, it is far better to know before things go south.
Typically these inspections are all done on the same day and usually run side by side. Once the inspectors generate their reports, the buyers and their agent can discuss the next step. Sometimes it is asking for repairs or a lower price. This is a time of complex negotiations between buyers and sellers as they come to terms both sides can live with. It is important for both sides to be realistic about their goals and possible outcomes. A good real estate agent can help their clients maintain calm, humor, and patience through the process. We are always happy to help and offer advise though the decisions rest with the buyers and sellers.
