Homeownership Costs Go Beyond Closing
After 15 years buying, renovating, and selling homes, I’ve seen firsthand that the real costs of homeownership go well beyond the closing table. A 2026 survey found that 63% of Americans underestimated what it takes financially to own a home—and for first-timers, 73% underestimated the extra expenses beyond just the mortgage. That surprise can hit hard: 64% reported financial stress, with more than half dipping into savings or cutting back daily spending, and 41% even taking on new debt.

It’s easy to get caught up in the excitement of buying, but I’ve learned (often the hard way) that budgeting for maintenance, unexpected repairs, and just life’s curveballs—like childcare, student loans, or a sudden change in income—makes all the difference. That’s why I always encourage buyers to think beyond the monthly payment. Maintenance checklists, seasonal reminders, and having a plan for emergencies aren’t just good ideas—they’re essential for protecting your investment and your peace of mind.

In my experience, the most rewarding client relationships are the ones that last long after move-in day. There’s real value in staying connected, sharing what I’ve learned about keeping a home running smoothly, and being a resource for the long haul. That’s how trust is built—and how a house truly becomes a home.

60% Prefer Co-Buying to Waiting Alone
The idea of co-buying a home is gaining real traction—60% of Americans say they'd rather own half a place now with someone else, than keep renting and waiting for solo ownership to become possible. Affordability is the biggest motivator: 94% cited reasons like sharing the monthly mortgage, splitting the down payment, or simply being able to access better homes together. What really stands out to me, after years of helping buyers at every life stage, is how creative people are getting: 68% are open to buying with family, and younger or lower-income folks are increasingly teaming up with friends. Nearly everyone wants clear, written agreements that spell out payment and exit terms—a smart move. Brokers have a real role here, especially as 29% of co-buyers are tapping into non-traditional down payment sources. But the shift isn't just about money. For 61%, co-buying feels as serious as marriage, and half see it as a way to avoid being alone later in life. As someone who's matched a lot of people with their next chapter, it's fascinating to see homeownership evolving this way.

This Monthly Home Maintenance Task List Will Prevent Repairs Down the Road
Over the years, both as a renovator and now as a Realtor, I’ve learned that a little regular upkeep can save you from big headaches (and bills) later on. Each month, I make it a habit to check smoke and carbon monoxide detectors, look for hidden leaks, flush out water in seldom-used sinks, test GFCI outlets, scan for signs of pests, and ensure fire extinguishers are ready to go. When the seasons shift, I turn my attention to the roof, plumbing, HVAC system, gutters, exterior repairs, lawn care, septic system, and winter prep.

These small steps—done consistently—help protect your investment and keep things running smoothly, whether it’s your forever home or a property you’re fixing up for the next chapter. I’ve seen firsthand how these routines can make all the difference.

Builders Adapt Homes to Buyer Payments
I’ve seen how builders adjust to what buyers can actually afford, and Early-Q3 2026 tells the story: 53% of new single-family homes in the US sold for under $400K (up from 50% a year ago). The median landed at $393.8K, with the average still high at $508.8K. What’s really happening here isn’t just price drops—it’s a shift in what’s being built. Builders are putting more focus on entry-level homes and smaller footprints, while a select few luxury sales keep the averages up.

The sweet spot, $300K-$399.9K, made up about 34% of Early-Q3 sales (up from 28% in Late-Q2). Meanwhile, the $400K-$1M range lost ground, and homes over $1M ticked up a bit. But don’t let sticker prices fool you. What you get for your money—price per square foot, lot size, HOA fees, taxes, insurance, finishes, builder incentives, appraisal support, and cash needed to close—all matter just as much as the headline number.

With payment pressure still high and new-home supply outpacing resales, I expect builders will keep leaning into sub-$400K homes. As someone who’s spent years helping folks find the right fit (from first-timers to seasoned investors), I always remind clients: the best value isn’t just about the price tag. It’s about finding the home that actually works for your life.

DeSantis promises relief for Florida condo owners by year's end. But how?
There’s been a lot of talk lately about possible relief for Florida condo owners facing the new building safety regulations kicking in January 1. Governor DeSantis has promised something by year’s end, yet there’s still no official agreement for a special legislative session—the leadership has held steady on that front.

As someone who’s spent years in Florida real estate—renovating, buying, and selling homes—I know how unsettling it can be when rules shift and the path forward isn’t clear. Whether you’re an owner, investor, or looking for your next move, these changes have real impact on your plans and peace of mind. I’ll be keeping a close eye on what unfolds, especially since finding the right property (and keeping it safe) is about more than just square footage or location. It’s about making sure your investment works for you—no matter what’s happening at the Capitol.

Homebuyers Find More Affordable Listings Across Major States
Over the years, I’ve watched as listing prices in states like Florida, Texas, and California have steadily adjusted—dropping by 13%, 9%, and 6% on average. Now, even New York is seeing a notable shift with a 6.8% year-over-year decline. For those of us who’ve spent years on both sides of the transaction—renovating, selling, and guiding clients through the process—these numbers feel less like a headline and more like the real pulse of the market. Whether you’re weighing your next investment or thinking about listing your own place, understanding these broader trends is a key piece of making confident decisions. My experience navigating changing markets across different states means I always keep an eye on the factors that can turn a listing into a real opportunity.
