🚨 NEW CONSTRUCTION BUYERS: Do You Really Think a Pre-Pour Foundation Inspection Is NOT Necessary?

Think again! 🏠

Once concrete is poured, many important foundation components are permanently covered and become difficult or impossible to inspect.

Before the concrete is poured, shouldn’t you know what is underneath your future home?

🔎 A pre-pour foundation inspection can help identify potential issues such as:

* Improperly positioned or insufficient reinforcement (rebar).
* Post-tension cables that are improperly supported or positioned.
* Missing rebar at corners and critical locations.
* Plumbing pipes that are not properly protected.
* Improper v***r barrier installation or unsealed overlaps.
* Form boards that are out of alignment or not level.
* Improper tendon pocket placement and other installation concerns.

You only get ONE chance to inspect what goes underneath your foundation before it’s covered with concrete!

Why wait until problems become expensive repairs?

💡 An independent inspection before the pour can help identify visible installation concerns before they are permanently concealed.

Don’t just trust the construction process. Verify it!

New Construction Phase Inspection Houston

A new home can look flawless at the design center, on the model-home tour, and even at the final walkthrough. The costly concerns are often hidden behind drywall, under flooring, above ceilings, or buried in work completed weeks earlier. A new construction phase inspection Houston buyers schedule at the right time gives them an independent look at the work before those conditions become difficult to see or repair.

A builder's warranty is valuable, but it is not the same as having an inspector working solely for you during construction. Municipal inspections serve an important public safety purpose, yet they are limited in scope and timing. Your phase inspection adds another set of trained eyes focused on documented conditions, practical repair considerations, and the questions you need answered before the next stage of work.

Why Phase Inspections Matter on a Houston Build

New construction is a process, not a single finished product. Multiple trades work on the home in sequence, often under tight schedules. A minor issue at framing can affect drywall, insulation, plumbing, electrical work, or the roof system later. Finding it early usually gives the builder a clearer path to correct it and gives you a written record that the concern was raised.

Houston-area homes also face conditions that deserve close attention. Expansive soils can influence foundation performance. Heavy rain and wind can expose weaknesses in roof or exterior weather protection. Long cooling seasons place real demand on HVAC equipment and condensate drainage. High humidity makes moisture control especially important around windows, exterior penetrations, bathrooms, attics, and mechanical systems.

The purpose is not to create unnecessary alarm or demand perfection from a construction site. No house is built without minor cosmetic items or routine punch-list work. The goal is to identify material defects, incomplete work, safety concerns, and installation conditions that should be addressed while access is still available.

The Best Times for a New Construction Phase Inspection in Houston

The most useful inspection schedule depends on the size of the project, builder timeline, and what has already been completed. For most Houston homebuyers, three checkpoints provide the clearest view of the construction process.

Pre-Pour Foundation Inspection

Before concrete is poured, the inspector can review visible site preparation, forms, reinforcing steel, post-tension cable layout where applicable, plumbing penetrations, and other components that will soon be permanently covered. This is a brief window, and timing matters. Once the slab is poured, many conditions can no longer be directly observed.

A pre-pour inspection does not replace the builder's engineering requirements or local code inspections. It helps document whether visible work appears consistent with accepted construction practices and whether obvious concerns should be brought to the builder before the pour. In Houston, where soil movement is a long-term ownership concern, this phase can offer meaningful peace of mind.

Pre-Drywall Inspection

The pre-drywall stage is often the most valuable phase inspection because the home is still open. Framing, roof structure, electrical wiring, plumbing supply and drain lines, HVAC ductwork, insulation preparation, and many exterior wall details may be visible at once.

At this point, an inspector may identify framing alterations, improperly supported pipes, missing protective plates, duct connections that need attention, wiring concerns, water-entry risks around exterior openings, or incomplete fire-blocking. Thermal imaging, moisture meters, an infrared thermometer, and other inspection tools may also help investigate conditions when appropriate, though a visual inspection remains central to the process.

The builder may need a few days to respond and coordinate trades, so do not wait until drywall is already stacked inside the home. Ask for the construction schedule early and request notice before insulation and drywall begin. If the builder allows only a limited access window, reserve your inspection appointment as soon as that date is known.

Final Inspection Before Closing

The final phase inspection takes place when the home is substantially complete and utilities are on. This is the time to operate accessible systems and evaluate the finished property as a homebuyer will receive it. The inspector can review the roof, exterior cladding, attic, foundation drainage, doors, windows, appliances, plumbing fixtures, electrical components, HVAC performance, and visible interior finishes.

This inspection commonly finds incomplete items that were missed during the rush to finish: reversed hot and cold water at a fixture, loose toilets, leaking drains, damaged shingles, missing insulation, inoperative outlets, improperly installed GFCI protection, poor caulking, or HVAC condensate issues. Some findings are small. Others can affect comfort, safety, water damage risk, or future repair cost.

Schedule the final inspection before your builder walkthrough whenever possible. That allows you to bring a clear, photo-rich report to the walkthrough rather than trying to remember concerns while the builder representative moves through the house. It also gives you time to ask which items will be corrected before closing and which will be documented for warranty follow-up.

What an Independent Inspector Can and Cannot Do

An independent phase inspector works for the buyer, not the builder. The inspection report should describe observed conditions plainly, include photographs, and separate significant concerns from ordinary maintenance or cosmetic observations. Jacob Home Inspection provides digital reports within 24 hours so clients can have a timely, useful conversation with their builder.

An inspector does not manage the construction project, redesign the home, guarantee every concealed component, or replace the authority of the local building official. Access, weather, the construction stage, and active utilities can all affect what can be evaluated. A good report acknowledges those limits instead of making promises no inspection can support.

That independence still matters. Your inspector is not there to slow down a quality builder or turn routine corrections into a dispute. The value is a neutral assessment that gives you facts, photographs, and repair questions before you sign closing documents.

How to Put Inspection Findings to Work

Send the report to the builder or construction manager promptly and keep communication professional. Most established builders have a process for reviewing third-party inspection findings. Ask for a written response or confirmation that listed repairs will be completed, especially for conditions involving moisture, structural components, electrical safety, roofing, or HVAC operation.

Avoid treating the report as a scorecard. Focus first on items that could create safety issues, active leaks, code-related concerns, system failures, or expensive future repairs. Then address incomplete work and finish items through the builder's punch-list process. If a builder disagrees with a finding, ask for their explanation and documentation of the correction rather than accepting a verbal assurance alone.

Keep the inspection report, builder responses, repair photos, permits, and warranty paperwork in one place. Those records can be useful at closing, during the 11-month builder warranty inspection, and if a future owner asks about repairs or upgrades.

Do Not Skip the 11-Month Warranty Inspection

Even a careful phase inspection cannot predict every issue that may appear after you move in. Seasonal rain, summer heat, normal settling, and regular system use can reveal concerns that were not visible at closing. An 11-month builder warranty inspection gives homeowners time to identify issues before a typical one-year warranty period expires.

Watch for sticking doors, new cracks, drainage problems, moisture stains, uneven cooling, roof leaks, or plumbing concerns during your first months in the home. Document the date and location of each issue. An inspection near the warranty deadline can help turn scattered observations into an organized request for builder repairs.

A new home is a major investment, and confidence should come from more than a clean final walkthrough. Schedule your inspections around the construction timeline, ask direct questions, and keep every correction documented. That is how you move into your Houston home with knowledge, accountability, and a stronger position from the first day you receive the keys.

🚨 DON’T JUST PUT ANY BRICK UNDER YOUR DOWNSPOUT! 🚨

Think a brick will automatically divert rainwater away from your foundation? Think again! 💧🏠

A proper splash block or downspout extension should be used to direct water away from the foundation. A regular siding brick is NOT a proper substitute.

The goal is to make sure rainwater is discharged far enough away from the foundation so it doesn’t collect next to the home and potentially contribute to drainage or foundation problems.

👉 A small detail can become a BIG problem!
Always check where your downspouts are sending the water. 💦
