Well the wire ended up kind of in the right spot but not really how the panel is designed to work.

This ground wire from a branch circuit made its way back to the ground buss bar in the breaker panel however rather than being terminated under a lug screw, it was sandwiched between two of the screws.

So what is this implication of this??
Loose electrical connections are always bad as loose connections can result in arcing and fire. This ground wire was improperly terminated between two logs screws on the ground buss bar which is not proper as the wire should be underneath the lug screw. This improper termination will likely result in a loose electrical connections. As this is a ground wire it is not always carrying voltage and is strictly a path to ground for ground faults on that branch circuit.

Grading and drainage is a very important part of a home inspection. Typically grading should drop somewhere in the ballpark of 6 inches within the first 10 feet away from the foundation of the home. This helps to ensure water is carried away from the home properly.

Here we can see that a gutter downspout was missing a splashblock and improperly terminated. As a result massive erosion had taken place. The result was exposed sprinkler pipes which can be damaged and are no longer protected.

The soil around your home helps to support your foundation and the same type of effect can take place which can potentially cause foundation issues and settlement. A little bit of dirt work and corrugated drain could prevent a costly foundation repair!

Grease is a byproduct of some methods of cooking which is totally fine and there are suitable ways to dispose of it. Here we can see what happens when grease is discarded into the sink drain.

The grease may flow through the drain for a little bit but will ultimately end up stuck in the drain.

Why is this an issue?

This grease buildup restricts water flow and can catch and hold debris. Both of which slow down the natural gravity flow of the pipe and will also potentially clog the drain.

This is a recent find on an inspection. ROMEX electrical wiring is quite robust however it does have many installation requirements and best practices.

Bundling wires can potentially cause overheating of wires and loosely installed wires can be exposed to damage which poses a shock arc and fire hazard.

The post tension foundation is the most common style of foundation found in today’s residential buildings.

The predecessor to the post tension foundation was the slab on grade foundation. This foundation has rebar reinforcement similar to roads and side walks. Rebar is laid throughout the concrete to help increase the strength of the foundation.

Post tension cable ends have rebar in them but the rebar (often called tendons in this application) are encase in a plastic sheath. The plastic sheath allows for the rebar to be put under tension to help compress the foundation. This force helps to preserve the strength of the foundation by reducing the impact of settlement and other forces which may affect the foundation.

The main difference for the homeowner is maintenance items. A slab on grade foundation really only requires patching in areas of small cracks and spalling to prevent moisture intrusion and further deterioration.

Post tension cables have cable end patches on multiple sides on the foundation. These patches cover the ends of the rebar tendons where they were tensioned. The patch prevents rusting and failure of the cable. These patches have a tendency to flake off and often need to be redone.

Any signs of foundation issues should be evaluated by a qualified foundation repair contractor.

One important part of your home’s electrical system is the grounding rod.

The grounding rod does help balance the electrical potential of the system with the earth and is used a safe place to dissipate stray electrical voltage from lightning strikes and power surges.
