This walkout basement project turned into a major structural renovation after we uncovered serious hidden problems.

The original floor joists were sitting directly on dirt and gravel with no space or separation from the ground. Constant ground moisture had saturated the subfloor and finished flooring, causing them to become soggy and begin rotting. Parts of the home above were also starting to sag.

Mac Contracting removed the damaged flooring and framing, then braced the second story with 6-inch steel I-beams. We excavated approximately two feet beneath the basement and discovered an underground spring allowing water into the home. We redirected the water runoff to prevent future intrusion before pumping and pouring an entirely new concrete basement floor.

The project also included:

• A poured concrete retaining wall to provide additional support and reduce pressure from the surrounding hillside
• New structural framing
• Updated plumbing
• Complete basement rewiring
• A newly finished bedroom and full bathroom
• New drywall, lighting, switches and fixtures

This project is a great example of why proper drainage, structural support and a solid foundation matter. We’re proud to have helped protect this home and turn a failing basement into a safe, dry and usable living space.

🔨 From water damage to solid, clean, and finished!

This project had some serious hidden damage underneath the old flooring. Once we opened everything up, we removed the damaged and rotted material, repaired the affected areas, and rebuilt it the right way before installing the new flooring.

Jobs like this are a good reminder that what you see on the surface doesn’t always tell the whole story. Mac Contracting LLC takes the time to find the problem, fix it properly, and leave our customers with a finished product they can feel confident about.
