An older home can offer established neighborhoods, mature landscaping, unique architecture, and character you simply can't recreate.

Neither is automatically the better choice. The better question is:

You agreed on a price. Then the appraisal comes in lower.📉

Now what?

Depending on the contract and financing, there may be several possibilities. The buyer and seller could renegotiate the price, the buyer could potentially bring additional cash, or the parties may have other options available under the agreement.

A low appraisal doesn't automatically mean the deal is over, but it does mean it's time to understand your options.

For a realistic comparison, consider the full monthly housing cost, including principal and interest, property taxes, homeowners insurance, HOA fees if applicable, and maintenance.

Buying isn't automatically cheaper, and renting isn't automatically better. The right choice depends on the numbers and your situation.

“Motivated seller” can sound like an invitation to make a low offer, but don't assume it automatically means the seller will accept anything. 💰

There could be many reasons a seller wants to move quickly. A job relocation, another purchase, an investment decision, or simply a change in plans.

Treat it as information, not a guaranteed discount. The rest of the listing and the market still matter.
