East Ridge Market Update | July 2026

The July numbers in East Ridge are a good example of why it's important to look beyond just one stat.

The median sales price increased compared to last year, and homes sold faster. At the same time, closed sales were down and sellers received slightly less of their asking price.

For sellers, home values are holding strong, but pricing still matters.

For buyers, homes are moving faster, but there may still be room to negotiate depending on the property.

Ooltewah Market Update | June 2026

One thing we've learned studying the local market is that broad headlines rarely tell the full story.

What's happening in Ooltewah can look completely different from what's happening in other parts of Chattanooga, which is why we focus on local market updates by area.

The June numbers show the Ooltewah market is still staying active. New listings were almost the same as this time last year, while closed sales increased, showing buyers are still out there and homes are continuing to sell.

One thing that stood out was how much faster homes sold this year. The average days on market dropped from 80 days to 50 days, while the median sales price stayed almost the same. That's a good sign that buyers are still willing to act when the right home comes on the market.

Inventory also increased compared to last year, giving buyers more options. Even with more homes available, buyers are still making moves, especially when a home is priced well and shows well.

For sellers, that means pricing your home correctly still matters. Homes that are priced right are continuing to attract attention.

For buyers, having more homes to choose from is a positive, but the best homes still aren't sitting on the market for long.

Overall, Ooltewah continues to be a healthy market with steady home prices, active buyers, and homes selling much faster than they were a year ago.

The more specific the information, the more useful it becomes.
