Somebody can forge a deed to your property and record it at the county...

Al made the documents look real. Forged signatures, fake deeds, fake IDs The targets: vacant lots, owners who live out of state, properties that are paid off.

If you own land in Lehigh Acres and live somewhere else, that's you! A forged deed is void.

Everyone keeps asking me if it's a buyer's market or a seller's market...

Wrong question. It depends on what you're buying.

August numbers from our association. Single family sat at 5.4 months of supply with a median 49 days on market. Condos and townhouses sat at 8.2 months and a median of 91 days.

Same county. Same month. Nearly double the time on market.

If you're selling a condo and pricing it like a single family, that's where the six month listing comes from. If you're buying one, that's where your leverage is.

Numbers are RPCRA and FGCMLS for Lee and Hendry counties, not including Bonita Springs or Estero.

I've had this text conversation more times than 1 can count...

The house was never the problem. The quote was Here's what changed since then! 18 new property insurers have entered Florida.

Citizens' policy count is down about half since 2024. More than 185 rate filings in two years came back flat or lower, while rates kept climbing nationally.

Now the fine print... I'm not an insurance agent. I can't tell you what your premium will be, and this is an illustration, not a real client's messages. Every property is different.

What I can tell you is that the number you've been carrying around is two years old.
