Shake Shack is continuing to expand its footprint in SWFL, and it's interesting to see where the popular burger chain is setting up shop!

📍 North Naples: First SWFL location opened at Mercato in February 2026.
📍 South Naples: Second location opened along Collier Boulevard in September 2026, complete with a drive-thru!
📍 Estero: A new location is planned for Coconut Point in 2027.
📍 South Fort Myers:Alico Road near I-75 has also been identified in earlier expansion plans, although its current status and opening timeline remain unconfirmed.

🏡 So, what does this have to do with real estate?

National restaurant chains often consider population growth, household demographics, traffic patterns, and surrounding development when selecting new locations.

While a new restaurant doesn't necessarily mean property values will increase, these investments offer an interesting glimpse into how Southwest Florida's commercial landscape continues to evolve.

A proposed $500 million waterfront redevelopment could transform the Bimini Basin area into a destination featuring residential living, hotels, shopping, dining, and waterfront attractions!

The approximately 34-acre project is being proposed by Crown Development and Bimini Basin Redevelopment Company LLC, the developers behind nearby Bimini Square.

WHAT'S PLANNED?
• Up to 900 residential units, including apartments and townhomes
• Approximately 250 hotel rooms
• At least 120,000 square feet of commercial space, including potential shops and restaurants

LATEST DEVELOPMENT UPDATE — OCTOBER 2026

On October 7, Cape Coral City Council reviewed the proposed development agreement, property sale arrangements, and long-term lease agreement involving Four Freedoms Park.

NEXT PUBLIC HEARING: OCTOBER 21, 2026

City Council is scheduled to consider final approval of the agreements at its October 21 meeting.

A major new mixed-use community is under construction across from Coconut Point, bringing plans for hundreds of homes, shopping, dining, and more to Southwest Florida!

📍 Woodfield Estero | U.S. 41 & Coconut Road
The approximately 45.6-acre development is planned to feature:
• 596 residential units, including apartments and townhomes
• Approximately 82,000 square feet of retail and dining space
• A planned hotel
• Office and commercial space
• Parks, pedestrian pathways, and community amenities

LATEST CONSTRUCTION UPDATES — OCTOBER 2026
Construction is underway! The first phase includes approximately 296 apartments and 30,000 square feet of retail space.

Coconut Road improvements have begun. Construction started September 8 and includes a new roundabout at Walden Center Drive, street lighting, irrigation, and landscaping. Roadwork is expected to take up to six months.

A NATIONAL ORGANIC GROCERY STORE COULD BE COMING!

During the Village of Estero's September 15 Planning, Zoning & Design Board meeting, developers presented proposed changes to accommodate a national organic grocery store.

The grocery chain has not been publicly identified, and the proposed changes remain subject to approval.

WHEN WILL RESIDENTS MOVE IN?

According to August 2026 construction reporting, the first residential units are anticipated to be ready during the third quarter of 2027 (July–September).

The development will be completed in phases, and individual business opening dates have not been confirmed.

With its location across from Coconut Point, Woodfield could become another destination for shopping, dining, and residential living in Estero!
