This week's Mystery Lot for builders.

Every night I analyze every new lot and potential teardown that hits the market across Fairfield County. This one jumped right off the page.

You buy it for under a million and a half. Pay no attention to the house that's on it, because it's coming down. In its place you build a five bedroom home of about 6,000 square feet, because that's what builders in the area have been putting up. Your exit is right around four million, which puts your improvement at a bit over $400 a square foot and leaves the land at about a third of your exit price. Right where builders like it to be.

If you build and you want the address, message me or call. Let's work together.

This week's Lowball Offer report... Darien edition.

Found a home you love but you know it's overpriced? I pulled every Darien home that sold under asking in the last 120 days:

• Go 7.5% under and 16% of sellers still said yes
• An offer 4.8% under ask would have won half of them
• Stay within 1.5% under and 84% of them said yes
• 24 homes sold under ask, up from 12 the 120 days before

If you're about to write an offer on an overpriced listing, this is the data you wish you had first.

Comment "Darien" and I'll send you the full breakdown.

Client: Saw on the news that CT home values are up again this year.

Me: They're right. Statewide, price per sq ft is up about 5%.

Client: Fairfield County must be a different story, though.

Me: Nope. Up about 8%. Pretty much the same story.

Client: Great, so my Newtown house is up 8% too!

Me: Depends which side of town it's on...

Newtown as a whole is up about 3.5%. Split it by ZIP and 06470 is basically flat (+0.9%) while 06482 is up 10.4%. Same town, very different years.

You can't just listen to the news and know what it means for your investment. Call me so you can speak with someone who understands YOUR market.

(Median sold price per sq ft, single family, last 12 months vs the 12 months before.)

Client: I hear Westport is getting slammed in the past month.

Me: The county is slightly down, but nothing horrible... I wonder if Westport is seeing anything different.
.. oh.

Same 30 days (9/25 to 10/24), five years running. Across Fairfield County, single-family closings are down about 16% from this stretch last year. In Westport they went from 29 to 16.

Fewer closings isn't the same thing as lower prices, though... the Westport homes that did sell spent less time on the market than last year's (a median of 29 days vs 37). Curious what your town looks like? Feel free to message me and I'll pull it for you.

Introducing my Monthly Market Minute!

I used to send out a long monthly market report... and honestly, it was a lot to read. So starting this month I'm going to walk you through the numbers on video instead. (It won't always be exactly one minute... you know I like to talk.)

Fairfield County, single family homes:

• Typical sale price over the last 12 months: $870,000, up 6.7%
• Price per square foot: $423, up 7.6%... a few ZIP codes are up 15% or more
• Last 30 days: 494 homes sold, and almost half (242) went over asking
• Days on market are finally getting longer after years of shrinking
• About 2.6 months of supply, up from 2.1 last year

Still a seller's market for sure, but buyers have a little more breathing room than they did last fall.

Curious what this means for your own home? Send me a message anytime, I'm always happy to talk it through.

Introducing a new series: the Lowball Offer report. Fairfield (06824) edition.

Credit where it's due... this one was my wife's idea. I do the Highest & Best videos on homes that sell OVER asking, and she asked the obvious question: what about the ones that sell UNDER?

So I pulled every 06824 home that sold under asking in the last 120 days:

• An offer 4.0% under ask would have won half of them
• Go 10.8% under and 16% of sellers still said yes
• The deepest accepted offer was 18.4% under asking
• 42 homes sold under ask, up from 23 the 120 days before

If you've found a home you love but you know it's overpriced, this is the data you wish you had before writing the offer.

Comment "06824" and I'll send you the full breakdown.

The September 2026 Fairfield County Builder's Report is out!

If you look at the county as a whole, new construction looks flat. 259 homes produced over the last year against 276 the year before, 217 sold against 219, and price per square foot holding at about $513.

But our county is really three markets stacked on top of each other, and they are moving in different directions. In the four premium towns (Greenwich, New Canaan, Darien and Westport) production jumped from 77 homes to 96 while sales slipped from 76 to 70. Everywhere else it is the opposite... production fell from 199 to 163 while demand held steady. Entry-tier towns are now selling 46% of their new construction over ask.

The full report also covers the 7+ bedroom size gap, teardown-rebuilds falling to just 14 in a year, and the price lines I use to separate the tiers (and what happens when a mid-tier town gets priced like a premium one).

Know a builder or developer who would want this? Tag them below... and if you would like the report emailed to you each month, send me a message.
