Here's a number we can't stop talking about: 43.

That's how many times more net worth the typical homeowner has compared to the typical renter. About $430,000 versus about $10,000. Federal Reserve numbers, not ours.

What surprised us most is that the rate isn't the story. The clock is. https://bit.ly/3TmmNLa 's 2026 data shows that buying your first home by 30 puts you 22.5% ahead in net worth by age 50. Wait until after 43 and that advantage disappears. Today the median first-time buyer is 40.

You can refinance a rate. You can't refinance time.

If you're in your 20s or 30s and wondering whether now makes sense, that's a conversation, not a guess. Call us at 214-597-7229 or visit https://bit.ly/3DWF1uP .

Weston and I unpacked all of it on Episode 356 of SOLD with Updike Pugh. Full episode in the comments. And remember, we want to be your realtors for life.

Is this a buyer's market? It's the question we hear most right now.

As of October 1, the average 30-year mortgage rate sat at 7.28%, up from about 6.3% a year ago. DFW home prices have stayed basically flat. More than one in four listings in DFW has had a price cut.

So rates went up, prices held, and sellers are blinking. Who actually has the leverage? We break it down nationally, statewide and right here in Dallas.

Freddie Mac's weekly average hit 7.03% on September 24. That's the first time above 7% since January 2025. A week earlier it was 6.95%, and a year ago it was 6.3%.

It stings. It's also not unusual. Since 1971 the 30-year fixed has averaged about 7.7%, and the peak was 18.63% in October 1981.

You'll see scarier numbers online. Those usually come from daily lender surveys. Freddie Mac's weekly average is the benchmark, and it's the one we watch.

Our verdict: real, but overblown. Full episode of SOLD with Updike Pugh at the link in bio.

Will there really be more foreclosures than home sales in 2027?

That prediction came from an agent on TikTok, and it hit our radar fast. So we dug into the numbers.

There are soft spots in the market. ATTOM, which tracks this data nationally, reports foreclosure starts rose about 18% in the first half of 2026. Intercontinental Exchange found that loans made since 2022 made up nearly 4 in 10 foreclosure starts in May, the highest share on record. Many are FHA loans with as little as 3.5% down, bought after rates climbed. Those owners didn't get the appreciation earlier buyers enjoyed, so they have very little cushion.

That's worth watching. It's a long way from a crash. Full episode: https://youtu.be/PUYD4m5pz88?si=5MqufE8OnXfEQ5kL

Two numbers every Texas homeowner should know.

60%: that's how much the typical Texas homeowner's insurance premium rose from 2019 to 2024, according to the Dallas Fed. Double the national increase.

$140,000: the new homestead exemption Texas voters approved. It's $200,000 if you're 65 or older or disabled.

Make sure your homestead exemption is on file, and shop your insurance at every renewal.

Where does the national housing market stand? Balanced, leaning toward buyers, with rates holding buyers back.

NAR's August 2026 numbers: a 4.9-month supply of homes, the highest in more than 10 years. Sales just under 4 million a year, down 2% from July. A median price of about $429,000, up 1.6% from last year, which makes 38 straight months of year-over-year gains.

Realtor.com's September report shows the seller side. About 21% of active listings had price cuts, the highest September since 2018. Listings were up 5% from a year ago and sat a typical 61 days.

Prices haven't cracked nationally. They've just stopped sprinting.

DFW prices are holding even with rates over 7%. The reason: fewer homes are coming on the market.

Sellers are still feeling it, though. https://bit.ly/3TmmNLa reports 27.5% of DFW listings had a price cut in September. That's higher than the national rate.

A lot of sellers listed at spring prices, and the market corrected them. If you're selling this fall, price for today's buyer. We'll show you what that number looks like.

What most people miss about the DFW market right now: sellers pulled back too.

August numbers for single-family homes: DFW had a 4.3-month supply, and Dallas County sat right at 4 months. That's the line between a seller's market and a balanced one.

The DFW median price was $390,000, flat year over year. Dallas County was $369,000, down 1%. Homes sold in a median of 58 days for about 95% of list.

And the piece that explains it all: active listings are down 6% from a year ago, new listings are down 10%, and pending sales are down 11%. Fewer buyers, but fewer sellers too.

Thinking about selling sometime in the next six months? We'd start on this list today.

The new appraisal report from Fannie Mae and Freddie Mac goes mandatory for most conventional loans on Nov. 2, 2026, and it asks for a lot more detail about your home. So pull together receipts, permits and dates for every update. Find out how old your roof is, because without paperwork the appraiser has to estimate it. Fix the deferred maintenance now instead of the week before you list. And get every room ready for its close-up, since the appraiser will photograph all the kitchens, baths, bedrooms and living areas.

A little prep now protects your price later. Watch the full episode here: https://youtu.be/PUYD4m5pz88?si=5MqufE8OnXfEQ5kL
