What does a cardiologist see in a real estate deal that a developer might miss?

Dr. Bharat Sangani brings experience in both, and in a new article he explains what that unique vantage point has revealed: cardiology puts him downstream of an American health crisis, while real estate development puts him upstream of it.

The piece traces the disappearance of the America’s “third place”: the diner, the barbershop, and the plaza, to outcomes and how the loss of everyday social connection may contribute to the health challenges he sees in his clinic. Then it gets specific about the business case, because the design choices that bring people into contact with one another are often the same ones that drive retention, dwell time, and lease renewal.

No courtyard cures loneliness. But the places where people spend their days are not neutral, and those choices accumulate into health outcomes and investment returns alike.
