Planning a move at Lake Panorama? The new LPA dues structure changes the math for buyers and sellers.

If you're selling, get the new five-year schedule from LPA in writing before you list, and be ready to explain what it funds. Buyers will ask.
If you're buying, ask for dues through 2031, not just this year's bill, and build them into your monthly budget alongside taxes, insurance and your loan payment.

The numbers (Times Vedette, Oct 15): 870 ballots were cast, 464 in favor and 406 against, and the bylaw amendment is adopted. It's projected to add $747,000 a year across the association by 2031 for infrastructure, reserves and debt reduction. Starting in 2032, annual increases are again capped at 5%.

This week's Fed decision isn't a mortgage rate announcement. Here's the difference.

The Federal Reserve wraps up its meeting Wednesday, Oct 28, and announces its decision at 1 p.m. Central. Expect plenty of "what this means for mortgage rates" headlines.

Quick version:
• The Fed sets a target for a short-term rate, the rate banks charge each other overnight.
• Your 30-year mortgage rate follows the longer-term bond market and investor expectations. It can move before the Fed meets, after it, or in the opposite direction.

The latest national average from Freddie Mac's weekly survey is 7.32% for a 30-year fixed (as of Oct 22). Remember, that's a national average, not a quote. Your rate depends on your credit, down payment, loan type and lender.

If you're buying this fall or winter, here's my "your payment, your numbers" checklist for your lender conversation:

1. What's my actual rate quote today, and what would points cost?
2. What's my monthly payment at three different price points?
3. What do I need to bring to closing, and how could seller credits reduce that?
4. How long is a pre-approval good for?

The rate is one lever. Price and terms are the others, and those are the part I negotiate for you. Get your lender numbers, then let's talk strategy.

More homes, a slower pace, and prices still up: September in the Des Moines metro

The Des Moines Area Association of REALTORS® (DMAAR) September report shows a clear pattern: more homes to choose from, a slower pace, and prices still up.

Here's the metro picture (Dallas, Polk, Warren, Jasper, Marion, Madison and Guthrie counties):
• 4,311 active listings, up 13.2% from September 2025
• 1,087 closed sales, up 4.8%
• 840 pending sales, down 16.7%
• $317,500 median sale price per DMAAR, up 2.4%
• 26 median days on market, versus 25 a year ago

Statewide, Iowa REALTORS® reported the same pattern: 10,412 active listings (up 15%), pending sales down 15.4%, and a $259,000 median (up 7.6%).

What I'm telling sellers right now:

1. Price it right the first time. With more listings to compare, buyers notice when a home is priced above the market, and they move on.
2. Plan for the first two weeks. That's when your listing gets the most attention. Have the photos, video and pricing ready before you go live.
3. Slower still means selling. Closed sales and the median price are both up from last year.

Better late than never 🇳🇦
Namibia was my first time ever off the North American continent, and it set the bar ridiculously high. Des Moines to Atlanta to Johannesburg to Windhoek, and every mile was worth it.
We saw the desert meet the ocean in Swakopmund, met the cheetahs at the Cheetah Conservation Fund, and watched elephants, lions and giraffes at the waterholes in Etosha. Some of those sunsets don’t even look real.
The biggest takeaway was how big the world is and how much of it I still need to see. Grateful I got to experience this with the person I love. Sara McConeghey

Under contract on Benton!

One of the coolest parts of selling a home built in 1890 is getting to see pieces of its history that most people never think about.

These old property abstracts are basically a paper trail of the home’s life — ownership, transfers, legal descriptions, and pages of history that go back generations. It’s pretty incredible to flip through documents like this and realize how many people have called this property home over the last 130+ years.

Now, 416 Benton is officially under contract, and another chapter is about to begin.

I love the marketing side of real estate, but moments like this are a good reminder that every property has a story long before the “For Sale” sign ever goes in the yard.
