Some sellers don’t realize, you don’t need to spend a fortune to get your home ready to sell and there’s ways to make more money with just some simple tasks.

Small changes can make a big difference. Here’s where I’d start!

▪️Paint the front door. A fresh coat of paint and clean trim make your home feel welcoming. One gallon of Sherwin Williams Emerald runs just under $100.

▪️Pressure wash. Clean the driveway, walkways, siding and patio. You’ll be amazed at the difference! Rent from Home Depot for $90 a day or hire a pro for $300.

▪️Change the cabinet hardware. New k***s and pulls can give your kitchen a fresh look without a big price tag. Pulls at Home Depot run $4 to $8 each.

▪️Add fresh mulch. Clean flower beds make your yard look neat and cared for. $5 a bag. 15 bags handles most yards.

▪️Clean the carpets. This is a must if you have kids or pets. $150 to $200 from a local company. Or rent a Rug Doctor for $35.

▪️Declutter. Pack away extra items. Put all personalized items away. Less clutter makes rooms feel bigger. A good rule of thumb is to pack up 50% of what’s out.

▪️Update old light fixtures. Start with the kitchen and entryway. You don’t have to spend a lot to make a change. There are some great options for under $100

▪️Touch up the trim. Fresh paint on baseboards and door frames can make your home look clean and cared for.

▪️Change burnt-out lightbulbs. Make sure every room is bright and welcoming.

▪️Replace old bathroom mirrors. A simple framed mirror can make a bathroom look more finished. You can run to HomeGoods and get framed mirrors for reasonable prices.

Here’s the thing. You don’t have to fix/replace everything before you sell. You just need to know what matters most.

- Get a pre-approval letter: 1-2 days
- Come up with your wants vs needs list: 1-5 days
- Tour homes: 1 week-3 months
- Make an offer and negotiate the deal: 2-4 days
- Due Diligence Period | Get home inspected, have it appraised & finalize the loan approval: 21-30 days
- Close on your home: 1 day

Pro Tip: Want your pumpkins to last longer?
1. In bucket, add 6 cups vinegar, 3 tablespoons baking soda, and fill to the halfway mark with water.
2. Soak pumpkin for a couple minutes in water solution. Set aside and let air dry.
3. Rub Vaseline on pumpkin and stem. Place on porch.
This will keep bacteria away, and the pumpkin should last for 1 to 2 months
