Multiple streams of income sound great until each one starts asking something from you.

That's something we think social media oversimplifies.

People talk about multiple income streams like they are automatically better.

Sometimes they are.

But every active income stream wants something:

Time
Attention
Decision-making
Energy

So the real question is not,
"How many income streams can I create?"

It's, "What kind of life do these income streams create?"

Do they fit me?

Do they align with what I'm good at?

Are they worth the bandwidth they require?

More is easy to say.

Better takes more thought.

One of the biggest investing mistakes we see is expecting one bucket of money to do every job.

Different money has different jobs.

For example:

Some money needs to stay accessible.

That money values liquidity first.

Some money needs to replace lost cash flow.

That money usually values income and predictability.

Some money is truly long-term.

That money can be positioned for growth.

When people get frustrated with an investment, a lot of the time the issue is not that the investment was automatically bad.

It's that the money was assigned the wrong job.

That's a very different problem.

The longer we do this, the more we think better investing starts with better classification.

What is this money for?
How soon might I need it?
What does success actually look like for this capital?

That kind of clarity can save a lot of mistakes.

The part of Joey Schneider’s old career he misses the most is not the paycheck.

It's leadership.

More specifically, coaching.

He misses helping people think better.

He misses helping people grow.

He misses watching someone become more confident, more capable, and better at their job than they thought they could be.

He had a successful run in pharma.

And while he’s grateful for the income, recognition, and opportunities, a lot of what stays with him is the leadership side of it.

That surprised him a little.

Because when you leave a long W-2 career, you assume the things you'll miss most are the obvious ones.

The security.
The structure.
The compensation.

For him, one of the quieter things has been missing the coaching side.

He still gets some of that in investor conversations and business relationships.

But he’s realized leadership wasn't just part of what he did.

It was part of what he enjoyed most.

If you’re a high-income W-2 professional making your first passive investment, we would ask these 4 questions first:

1. What job is this money supposed to do?

Is this money meant to stay liquid?
Produce income?
Grow long term?

Too many people invest before getting clear on the actual job of the capital.

2. What are the real risks?

Not the polished version.

What has to go right?
What could go wrong?
What would have to happen for this to perform poorly?

3. How long can I leave this money alone?

A lot of frustration starts when someone invests long-term capital with short-term expectations.

4. Does this actually fit my bigger plan?

A good investment can still be a bad fit if it doesn't match your goals, time horizon, or need for liquidity.

The longer we are in this, the less we think investing is about chasing whatever sounds best.

It's more about matching the right capital to the right job.

Joey Schneider spent 17 years building a successful career in pharma.

What he wishes he had understood much earlier is this:

A high income is helpful.
It is not a financial plan.

For a long time, his paycheck did almost all the heavy lifting.

That works well right up until you realize how dependent your life is on one company, one role, one industry, and one stream of income.

He’s not anti-W-2 at all.

A strong W-2 can be one of the best wealth-building tools you'll ever have.

But he does think too many high-income professionals wait too long to ask better questions:

What am I building outside my paycheck?

What assets am I accumulating?

What income streams could exist if my job changed tomorrow?

What would give me more options later?

He didn't leave pharma because it was a failure.

He left a successful career because he wanted to build something broader.

Real estate.
Passive investments.
Additional income streams.

A life where one paycheck didn't sit in the middle of everything.

That shift changed how he thinks about money.

Owning apartments has made us more empathetic toward tenants.

It's also made us less tolerant of certain behavior.

Both can be true.

Most tenants we've dealt with have been good people who simply want a decent place to live.

Sometimes life happens.

Jobs disappear.
Relationships change.
Unexpected bills show up.

We have empathy for that.

We've also dealt with tenants who repeatedly don't pay, damage property, ignore communication or force an eviction process.

That's different.

Housing is personal, which can make these situations difficult.

But there's a point where empathy without accountability becomes unfair to everyone else.

The owner still has a mortgage.

Employees and vendors still need to be paid.

Repairs still have to happen.

And the tenants who DO pay on time deserve a property that's financially healthy enough to take care of them.

Owning apartments has made this issue much less black-and-white for us.

Where do other landlords draw the line between working with someone who's struggling and enforcing the lease?

“I left a high-paying W-2.

Now I'm trying to create MORE sources of income.

There's some irony in that.

When you have a salary, one company deposits money into your account every couple of weeks.

Simple.

Entrepreneurship changed how I think about that completely.

Today I have income connected to active real estate, passive investments, investor relations and other business activities.

And I'm still thinking about what else I should build.

That's where I'm wrestling with something:

At what point does diversification become distraction?

I have entrepreneurial ideas constantly.

Some probably have real potential.

Some probably deserve to die quietly in my Notes app. 🤣

The hard part isn't generating ideas anymore.

It's deciding which ones deserve years of attention.

I'm increasingly convinced that "multiple streams of income" sounds much easier on Instagram than it is in real life.

Every active income stream wants something from you.

Time.
Attention.
Decisions.

So the goal I'm working toward isn't simply more income streams.

It's better ones.

Our underwriting has gotten more pessimistic with every property we’ve owned.

We consider that progress.

Early in our investing, we spent too much time asking:

"How could this deal work?"

Today we spend more time asking:

"How could this deal hurt us?"

Those are very different underwriting exercises.

We’ve overestimated post-renovation rents.

We’ve underestimated operating expenses.

We’ve underestimated mechanical replacements.

We’ve watched market rents change while executing a business plan.

So we’re continuing to refine the underwriting model we use at Trinity Peak Partners.

A few things we’re increasingly skeptical of:

Aggressive rent growth.
Perfect occupancy.
Repairs magically declining after renovation.
Expense ratios based on somebody else's portfolio.
Exit cap assumptions that rescue a mediocre deal.

We still want upside.

We just don't want to need the upside for the investment to survive.

If the deal only looks good after we make five optimistic assumptions, we haven't found a good deal.

We’ve built ourselves a good spreadsheet.

Joey Schneider and Meredith Schneider, OD don't take many vacations where the goal is to sit still.

Apparently Meredith and him aren't wired that way.

A few days in San Diego somehow turned into:

Walking through Seaport Village.

Touring the USS Midway.

Exploring the Gaslamp Quarter and East Village.

Spending a half day at the San Diego Zoo.

And getting a few hours of actual downtime on the beaches of Coronado Island...although they still managed to do plenty of walking there too.

That's pretty typical for them.

They like to explore. They like to be outside. They like good food.

And if there's something interesting nearby, there's a very good chance they’re going to go see it.

The big adventures. The random detours. The long walks. The great meals.

And occasionally convincing themselves that lying on a beach for a couple hours counts as slowing down.

San Diego, you've been good to them!

Joey Schneider has raised millions of dollars from investors.

He’s barely talked about it here.

Maybe because capital raising always felt like something he did, not something he needed to announce.

But thousands of investor conversations have taught him something useful:

People with money don't necessarily need more investments.

They need to see the big picture.

He’s spoken with physicians, executives, business owners, retirees and experienced real estate investors.

Their questions are remarkably practical.

How liquid is it?
What could go wrong?
How does it fit with everything else I own?
How is it taxed?
Who controls my money?
What happens if I need it back?

The longer he’s done this, the less he thinks good investor relations is about "selling" an investment.

It's about understanding what someone is trying to accomplish and being willing to say when something doesn't fit.

That's also changed how he invests his own money.

Return matters.

Fit matters more.
