I’m so excited to take on this role, especially after such a big shift in our region. With the merger of Carbon, Converse and Fremont counties into the new Central Wyoming Board of REALTORS®, we have a real opportunity to grow stronger together.

When in doubt, disclose.

If you’re even slightly unsure whether to tell a buyer about something, tell them. Full disclosure of property defects does two things:

It builds trust. Buyers who see you being upfront are more confident they’re dealing with someone fair.
It protects you. Disclosure is your best defense against buyers who later want out of the deal or claim damages because information was carelessly or intentionally withheld.

And here’s what many sellers and agents miss: disclosing a problem doesn’t mean you have to fix it. Buyers want to close too, and they often overlook minor issues. Anything bigger simply becomes a point of negotiation.

The defect you hide is a lawsuit. The defect you disclose is a conversation.

🏠 Did you know? There’s another type of “inspection” you can do on a home, and it’s done through insurance. 🔍

If you’re concerned about a property’s history, ask about the CLUE Report (Comprehensive Loss Underwriting Exchange).

📋 What is it?
Insurers look at a property’s insurance history to see how the number and types of claims line up with their underwriting rules. That history lives in the CLUE report.

📄 What’s in it?

Insurance company names and policy numbers
Claim details, including dates, loss types, and loss payments

💡 Why it matters for buyers:
A CLUE report can reveal hidden issues, like past water damage or fire claims, and show whether the property may be difficult or expensive to insure.

⚠️ Good to know:

It may come back blank if claims were filed more than 7 years ago, or if the property was insured by a company that doesn’t participate in CLUE.
Owners can get a free copy once a year.
Buyers can’t request one on a property they’re considering, but you can ask the seller to pull theirs for you to review.

✅ Bottom line: An inspection tells you what’s wrong with the house today. A CLUE report can tell you what’s gone wrong in the past. Use both!

Cozy fires start with a clean chimney. 🔥

Before you light that first fire this season, call your chimney guy. A lot can move into a chimney over the summer, including squirrels, birds, and even raccoons.
Storms can also take a toll on a chimney.
You won't know what's up there until someone looks.

Your fireplace checklist: 📞 Call a certified chimney sweep and get on the schedule early 🔍 Have it cleaned and inspected before the first fire 🧹 Clear the area around your fireplace so the sweep can work
☕ Then get cozy

Look for a CSIA Certified Sweep. (I know a guy!)
Schedule now, because everyone calls at the first freeze and the good ones book up.

Wyoming winter doesn't ask permission. Blow out those sprinklers. 🥶

One hard freeze is all it takes to crack a line, split a valve, or bust a sprinkler head. You won't find out until spring, when the repair bill shows up with the green grass.

Your winter sprinkler checklist: 💧 Shut off the water supply to your system 💨 Have the lines blown out (most people hire a local pro for this) 🔧 Drain or insulate exposed pipes and the backflow device 🗓️ Do it before the first hard freeze, not after

Not sure how? Call a local sprinkler company. It's usually quick, and it's a lot cheaper than digging up your yard in April.

Today I attended a continuing education class on VA loans hosted by the American Warrior Initiative, and it was one of the best CE classes I've been to in my real estate career. The men and women who protect our freedom deserve an agent who knows their benefits inside and out. Staying informed is my commitment to every current and future veteran client. 🇺🇸

A huge thank you to the American Warrior Initiative for partnering with Project Kenny, a local organization that trains dogs to become service dogs for veterans. 🐕

We were also honored to hear from the mother of fallen soldier Aaron Vaughn. Hearing her speak was incredibly rewarding, because his story was a book I read shortly after having my son. It meant so much to hear it from her in person.
