Before you put your house on the market, look it up on Zillow. Not the Zestimate, the actual information.
How many bedrooms does it say you have? Is the square footage right?
Does it include your finished basement? Does it mention your shop, your garage, or the other features that make your house valuable?
l've seen sellers correct their property information and watch their
Zestimate change dramatically. That doesn't mean Zillow suddenly knows what your house is worth. But buyers are looking at this information, and it needs to be accurate, y'all.
Next Seller Seminar is Tuesday, November 3rd at 6 PM MST. Type SELLER in the comments below and I will personally send you the link!
What's the biggest thing Zillow has wrong about your house? Tell me in the comments.

A final walkthrough three weeks before closing is NOT a final walkthrough. I want my buyers walking through about 30 minutes before closing—even if the house has been vacant. A lot can happen between your walkthrough and closing. A basement can flood, a furnace can quit, something can leak, or items that were supposed to stay can disappear. I’ve literally walked into a final walkthrough and found a water heater spraying water everywhere. I want to know about that BEFORE my buyer signs. How close to closing did you do your final walkthrough?

Some people buy one house and stay 38 years. Bob and I used to move about every two years. 😂 We’d buy a house that needed work, fix it up, sell it and do it again. Over time, that’s how we worked our way toward the things we wanted—more land, a barn and more space. It’s funny because I grew up in ONE house, but as an adult I’ve lived in so many. And now I’ve been in my current house for over ten years, which would’ve seemed impossible to me back then. How many houses have you lived in during your life—and how many have you actually owned?

Your first Wyoming winter is coming. Here's what to do to your house before it hits.

Never set the heat too low, even if you're away. Last winter it was 20 below, my power went out for three and a half hours, and my house dropped 10 degrees. Skip the open brick fireplace, because it sends your heat right up the chimney. I heat my whole house with a pellet stove.

Rebuilding a fence? Use steel posts. And know your roof's age, because with our wind and hail most roofs here last about 8 to 12 years.

If you’re asking a seller for thousands of dollars in repairs, you should probably be prepared to show them why. I once had buyers ask my seller for a new furnace AND central air, but they wouldn’t provide the inspection report. My seller had an HVAC professional evaluate both—and there was nothing wrong with them. We sent that evaluation back, declined those replacements, agreed to some of the other repairs, and the house still closed. If you want the seller to repair something or give you a credit, supporting the request with documentation can make that negotiation a whole lot stronger. What repairs did you ask for after your last home inspection, and did you provide proof?

ïe 💎 How are people actually choosing their real estate agents these days? I don’t think the car they drive or whether they wear a suit tells you much. I would look at experience, how many homes they actually help people buy and sell, how they educate their clients, how they market properties, and who they have supporting them. A newer agent can absolutely be fantastic, especially when they have an experienced agent or team behind them. And yes, I think video matters—not because you need a huge following, but because I want to see whether that agent is actually educating people and marketing homes. I have 26 questions to ask a buyer’s agent and 27 to ask a seller’s agent linked in my profile. What’s the number one thing you look for when choosing a real estate agent?

Keeping your current house as a rental can be a great way to build wealth—but “rent is $500 more than my mortgage” does NOT mean you’re making $500 a month. Before becoming a landlord, think about vacancies, repairs, reserves, whether you can carry both mortgages, whether you actually want to manage tenants, and what you’re giving up by NOT selling. That equity might be useful for your next down payment, paying off debt or another investment. I own 25 rentals and I’m a big believer in rental property—but the numbers and the lifestyle both have to make sense. And before making the sell-versus-rent decision, talk with your tax professional about how either option could affect you. Landlords: what’s the hardest part of owning rentals that new landlords don’t expect?

I don’t get nervous before many listing appointments anymore, but this one had me nervous. 😂 The property was difficult to price, the comps weren’t making it any easier, and I was pretty sure the seller wasn’t going to like my number. And then…nothing terrible happened. 😂 We were actually pretty close. She’s interviewing two more real estate agents, and now I wait and keep working. Have you ever been annoyed by the price an agent gave you—and what did your house eventually sell for?

Selling this winter? Do these before the sign goes up.

Keep the heat up, even if the house is empty. Last winter it was 20 below, my power went out for three and a half hours, and my house dropped 10 degrees. If yours is set at 40, that's frozen pipes.

Don't list too soon. Your first week on the market gets all the attention, and you don't get new listing status back. Fix what's actually broken, like leaks or a cracked heat exchanger. But don't replace a furnace that works fine. You won't get that money back.

man I use AI all the time in my real estate business—and I’m also the first person to tell you that AI makes mistakes. I use it for listing websites, descriptions, SEO, AEO, GEO and marketing, but there still needs to be an experienced human looking at the answer and saying, “Nope, that doesn’t sound right.” AI can give you information, but it isn’t physically walking through the house, seeing what’s happening in today’s local market, negotiating an inspection or bringing 22 years of real estate experience to the table. I think AI is an incredible TOOL. I don’t think it’s a replacement for a good real estate agent. And I still think it’s hysterical that some of the same people telling me AI will replace Realtors also tell me they hate AI real estate photos. 😂 Have you used AI while buying or selling a house, and where did its advice differ from your agent’s?
