One home in Carlsbad stood out this week, and the numbers back it up.

I looked at 179 homes for sale and tracked saves and views on Zillow. This home pulled in 234 saves and 1,989 views. The homes we checked averaged 55 saves. This one came in 325% above that average. That kind of attention is worth knowing about, whether you're thinking of buying or just keeping an eye on the market.

I call it the Deal of the Week. It's the home buyers are watching most for its age, out of everything I reviewed. I keep the address and price out of the post on purpose. Comment DEAL below and I'll send them straight to you. What's your read on Carlsbad right now?

One home in Encinitas stood out this week, and the numbers back it up.

We looked at 100 homes for sale and tracked saves on Zillow. This home pulled in 87 saves and 864 views. That put it 13% above the average saves of the homes we checked. Saves and views show attention, not offers or tours, but attention is worth knowing about.

If you're curious what's drawing buyers to it, comment DEAL below and I'll send you the address and the full numbers. What do you think makes a home stand out to buyers right now in Encinitas?

Everyone's asking the same question right now. When will rates come down?

Fannie Mae expects rates near 7.5% through 2027. So if you're waiting, you might be waiting a long time.

But here's what I want you to know. Your move doesn't have to depend on rates. It depends on your situation.

If you're buying your first home, the question isn't really about rates. It's about whether the payment fits your budget. Get pre-approved first. Compare more than one lender. Ask about credits toward your rate or costs, not just a lower price.

If you're ready to move up, know what you'll net from your sale before you start shopping. Price your home for today's market. Use your equity to borrow less on the next one.

If you're thinking about downsizing, rates may not matter as much as you think. Pay cash and skip the rate entirely. Borrow less, and the rate matters less. Just talk to a tax advisor about your gain before you sell.

You have more options than the headlines suggest.

DM me your number, 01 for first home, 02 for moving up, or 03 for downsizing, and I'll walk you through what it actually looks like for you. No pressure. Just a real conversation.

Everyone's asking when rates will drop. The honest answer is, it depends on where you are in life.

Fannie Mae expects rates near 7.5% through 2027. That's a long time to wait if you don't have to.

If you're buying your first home, waiting isn't always the right move. If the payment fits your budget, you have options worth looking at now. Get pre-approved, compare more than one lender, and ask about credits toward your rate or closing costs.

If you're ready to move up, the rate conversation starts with your equity. Know what you'll net from your sale first. Price your home for today's market and use what you have to borrow less.

If you're downsizing, rates may not matter as much as you think. Pay cash and skip the rate entirely. Borrow less and the rate matters less. Just talk to a tax advisor about your gain before you sell.

You likely have more options than you think. I'm happy to walk you through what makes sense for your situation.

DM me your number, 01 for first home, 02 for moving up, or 03 for downsizing, and I'll start there with you.

Every week I go through the homes for sale in Carmel Valley and find the one getting the most attention from buyers for a home of its age. I call it the Deal of the Week.

This week I looked at 63 homes. One of them had 157 saves and 1,929 views on Zillow. The homes we checked averaged 51 saves. This home had 208% more than that average. That's a real gap.

Saves and views show attention. They don't tell us someone toured it or made an offer. But when a home pulls that many eyes, it's worth understanding why.

Curious which home it is? Comment DEAL and I'll send you the address and the full numbers. What would make you save a home on Zillow without reaching out yet?

The fall market data is worth a look, even if you're just thinking about it.

27% of home purchases in September 2026 were all cash, so your buyer may not be waiting on rates at all. (NAR, Sept. 2026) The average homeowner with a mortgage is sitting on $310,000 in equity right now. (Cotality, Q2 2026) That's not take-home, but it's a real starting point for understanding what a move could look like.

On the buying side, active listings are up 5.4% compared to a year ago, and 20.8% of listings have had price cuts. (Realtor.com, Sept. 2026) There may finally be something you actually want to move to. And 44.7% of purchases in the three months ending August 2026 included seller concessions, things like closing cost help, repairs, or rate buydowns. (Redfin, Aug. 2026)

If you're wondering whether waiting saves you money, it's worth doing the math. Non-mortgage costs like maintenance, insurance, and property taxes run $15,979 a year nationally. (Zillow and Thumbtack, Nov. 2025) Every month you delay in a home that doesn't fit adds up.

And getting ready may feel like less work than you think. The most common prep agents recommend is decluttering (91%), cleaning (88%), and curb appeal (77%). (NAR Profile of Home Staging, 2025) That's it.

I'm happy to put the numbers together for your specific situation so you can see what a move would involve before deciding whether to make one. DM me

Would you live here???? One of my open house favorites in Leucadia! Unique and full of character. The backyard feels like a private spa resort. And the views seem endless!
