A good example about hiring the long-time neighborhood expert; his price should be right on the money. Scotty has owned this neighborhood for years so this home really should sell within 30 days or so.

Pricing in the market conditions are the hardest part. Listing agents can get stuck with price quotes they gave 3-12 months ago and now be a bit squeamish about listing for those same prices today now that the seller finally gets around to hitting the open market. I’m not saying that happened here….unless it doesn’t sell!

Last weekend took us to Oregon for a little family time, football, and a whole lot of nostalgia!

First stop, Portland for dinner with Jim’s family - Jeff, Cate, and 90-year-old Uncle Bob, who is always such fun to be around. Then on to Eugene for the Oregon-UCLA game at Autzen Stadium!

With Kayla an Oregon grad and Natalie a UCLA grad, there’s a little family rivalry! The weekend was our Christmas gift from the girls and their guys, Frank and Ryan. ❤️

It had been over 13 years since we were last in Eugene for Kayla’s graduation. We revisited old haunts, discovered new ones, and drove through campus and the neighborhoods where Kayla lived. So many wonderful memories.

And there’s nothing quite like Autzen Stadium! Not a bad seat in the house, and the energy of Oregon fans is something special!

Mostly, it was about being together, reminiscing, and making new memories - a perfect Christmas present from our girls!

Everyone is complaining about the market these days. Listings that aren’t selling, escrows cancelling, and generally lots of resistance everywhere from everyone. But on paper, the actives and pendings look all right:

NSDCC Actives/Pendings:
October, 2025: 494/145 or 3.4 to 1.
October, 2026: 409/105 or 3.9 to 1.

There are some tough spots, like the 92008. But don’t forget when areas like RSF had a 10:1 ratio and it was just accepted. Remember the story about the RSF listing agent who was rather proud of the one-year anniversary of her Tuscan-inspired active listing? There will be more evidence of non-frenzy activity like that in the coming months.

There will be some bumps in the road. But overall, the market conditions are fairly healthy – and price will fix the rest!

In the first two Inventory Watch readings in October last year, there were 55 new pendings. This year, there were 42.

There are a total of 106 NSDCC pendings today, and just 33 of them were marked as ‘pending’ since October 1st.

There have been 43 closed sales this month. Last October, we had 167 sales.

We’re going to hear how sales are dropping, and the market is in shambles because of high prices and rates.

Is the market broken? No – it’s doing what we expected.

I’ve been saying it for a long time that the market will be affected by the distractions leading up to Election Day, and the bump in rates has guaranteed it. As a result, sales will be shockingly low for October and probably November too.

But it won’t change the determination of home sellers to get their price.

The next six months will feel like late-2022, and early-2023 did. Sluggish, stagnant, and low sales. But we’ll survive it.

If pricing needs to change in a big way, then next summer might get really exciting.

But until then, we’ll have more of what we have today. Mostly a standoff, but it’s friendly and cordial where nobody gets offended. A light-hearted standoff, for now!

Another year of Mama’s Pies starts now! We are back selling Thanksgiving pies with Mama’s Kitchen for the 8th year in a row. Here’s your opportunity support San Diegans in need and kick off the holidays in the spirit of giving!

Mama’s Kitchen is a nonprofit that prepares and delivers medically tailored meals to local residents battling serious illnesses, such as cancer, HIV, heart failure, and more - they’ve served over 12 million meals! The last few years have proven especially difficult due to funding cuts from the federal government so they need our support more than ever.

Mama’s Pies is their annual Thanksgiving pie fundraiser, where the sale of each pie funds the production and delivery of 10 nutritious meals to the clients of Mama’s Kitchen. Sales are now open until November 20th, or when supplies run out! You will receive your pie the week of Thanksgiving.

This year we’re hosting a special celebration for our people to pick up their pies, share bites, sip beverages, and gather together in the spirit of giving. It’ll take place in Carlsbad Village on the evening of Tuesday, November 24th.

If you’re interested in participating, here are all of the details!

1. Visit our seller page - link in bio.
2. Click “Buy or Donate Pies”
3. Add your preferred pie flavors and/or holiday feasts to your cart.
4. Under Select Seller, select “Seller: Jim and Donna Klinge” from the dropdown menu.
5. Choose your desired public pick-up site or under “Private,” select “KLINGE” for either home delivery or if you’ll be attending our event! We’ll confirm which private option you’d like once we receive your order.
7. Input payment details and submit!

Thank you for giving back with us, one pie at a time!

After two years (2024-2025) of increasing inventory, we were surprised this year to see our usual indicator of January listings drop 13% YoY:

NSDCC January Listings
2023: 196
2024: 243
2025: 279
2026: 243

Giving Cat said that he thinks the off-market listings could be as high as 20% of the total inventory, and the reason for the shortfall. I think it’s less than 10% (judging mostly from the percentage of solds that had zero days on the market this year has amounted to 8% only) and we’ve had them for years now so the previous counts include them too.

But a tougher market will cause more of those to have to enter the open market to find a buyer eventually. Off-market listings is where a seller goes to test their aspirational price, and in 2027 those aspirations will likely be unmet.

So fewer off-market listings = more on-market inventory.

What else could lead to a surge of listings?

There are 496 cancelled, withdrawn, and expired listings already this year. Most of them will be back for another try, and probably a little earlier in the year this time.

How many new sellers will be taking their first crack at selling their home? I’m going to guess that more than half, and realistically it will probably be 70% to 80% of them haven’t sold a home in 10+ years – and maybe never. The likelihood of them bumbling the sale by pricing too high and/or hiring the wrong realtor? Plenty, and probably most new sellers – and it will cost them a sale. There will be people whose selling timeline stretches into years, instead of months.

Plus, The More Homes on the Market Act could pass.

See attached screenshot for Claude's take.

The 30% to 40% above is a decent chance, and we’re in an era of craziness so who knows – it could pass. With the matching California state tax exemption leading to a $150,000 to $175,000 total benefit, if there is a surge of listings, the sales price may need to be lower which would offset the exempted amount.

I think it is safe to say that we will have more inventory next year.

How big of a surge is the question!

What word should we use to describe the pendings line in the graph? Plunging?

There have only been 32 NSDCC new pendings this month, and some won’t close.

Just getting back to normal? Not really:

NSDCC 4Q Sales:
2018: 633
2019: 681
2020: 977
2021: 637
2022: 345
2023: 318
2024: 409
2025: 446
2026: ~300 (hopefully – there have only been 42 so far)

It’s interesting though how the number of active (unsold) listings increased every year at this time. Mid-October is the last gasp for selling – and this year the Padres playoff hopes are over, nobody cares much about the Chargers, and rates have come down just a tick.

Some sellers want to get in and out by Thanksgiving!
