Landlord here, so listen up 🏠 Scammers copy real rental listings, swap in their own phone number, and ask for a deposit before you've seen the place. The FTC says about half of reported rental scams start on Facebook. Search the address, contact the real owner or manager, and never wire money or send your SSN before you've toured the unit and signed a lease. Watch out for $1 "credit check" links too. If the landlord is "out of the country," so is your deposit. Scammer count +1 🚫

LLC owners: got a letter from the "United States Business Regulations Department" with a seal, a scary fine and a QR code? That department doesn't exist. 🙃 The BBB and the FBI are warning about fake compliance notices aimed at small businesses. Don't scan the code and don't pay. Look the agency up yourself on a .gov site and call it. Share this with every business owner you know. Scammer count +1 🚫

Got a permit in the works? 🏗️ Scammers read public permit records too. The FBI is warning about fake city and county "fee" invoices that show your real case number and address. Real planning offices don't email from addresses like .com, and they don't ask for wire, payment apps or crypto. Before you pay anything, call the planning office at the number on its official website. Scammer count +1 🚫

"Congratulations, you're APPROVED! Just pay the $499 processing fee." 🙄

Nope. Hard pass.

The FTC says real lenders check your credit before making an offer, and they never say a fee guarantees your loan.

So if someone wants an upfront "insurance" or "paperwork" fee for a guaranteed business loan or credit line? That's the scam. 💸

Before you pay anybody anything, check that the lender is registered with your state.

Has a "lender" ever hit you with one of these? What did they call the fee?

"Hi! Quick change, please use these NEW wire instructions for tomorrow's closing." 📩

Investors and homebuyers: if your "title company" sends that the day before closing, STOP. 🛑

Scammers hijack or fake agent and title emails. And it gets creepier: NAR warns AI can clone a voice from about 3 seconds of audio, so even a familiar voice on the phone isn't proof.

Wire instructions basically never change.

Protect yourself:
1. Call the title company at a number you already have.
2. Set a code word up front.
3. If money went out, call your bank and file at ic3.gov right away.

Have you set a code word with your title company yet?

"Welcome to our VIP group! This stock is about to EXPLODE." 🚀

Red flag. 🚩

The SEC says these "exclusive" stock-tip chats are a favorite pump-and-dump setup. They hype a stock, you buy, they sell, and you're left holding the bag.

And it gets worse. Bonus scam: your "account" shows huge gains, but you have to pay a fee to withdraw. There is no withdrawal.

Report it at sec.gov/tcr. Scammers, we see you. 👀

"This is the FBI's IC3. We can recover your stolen money. There's just a small fee." 😳

Already got scammed once? Brace yourself, because the second wave is coming.

The FBI warns crooks are posing as the FBI's IC3 on Facebook and Telegram, even with AI deepfake videos, promising to "recover" your money for a fee.

Here's the truth:
- IC3 has NO social media.
- IC3 will never call or message you.
- IC3 never charges to get money back.

Only file at www.ic3.gov, typed in yourself. Anyone charging to recover your losses is scam number two. 👀

Know someone who got scammed? Would you share this so they don't get hit twice? 🙏

"Hi, I own that empty lot. Cash sale, quick close?" 🕵️

Sounds like easy money. But that "owner" might not own a thing.

The FBI warns crooks are posing as owners of vacant lots with fake IDs and burner numbers. They list the land with real agents, then wire the cash out of state.

Own land? Sign up for your county recorder's fraud alerts. It's your early warning system.

Buying? If the seller won't meet or video-chat and wants it closed fast and cheap, walk away. 🚩

Do you own vacant land? Have you signed up for those alerts yet?

"This is Officer Daniels with the FTC. Your phone number has been linked to crimes overseas, and we're shutting it off in one hour." 😳

If you ever get that call, hang up. It's a scam, and it's a good one. They'll give you a fake badge number. They'll "transfer you to a cop." Then comes the real ask: a "security deposit" to keep your line on.

Here's the truth: the real FTC will never call to threaten your phone, never ask for money, and never tell you to keep it a secret.

Hang up, breathe, and report it at ReportFraud.ftc.gov. Scammers, we see you. 👀

Has anyone gotten this one? Tell me in the comments so your friends see it too.
