✨ Real Estate Tip of the Week ✨

You’re almost a homeowner! 🎉 Before you get those keys, here are a few tips to make closing day go smoothly:

•Bring your ID! Make sure you have a valid, unexpired photo ID for signing your closing documents.

•Verify your closing funds! If you’re wiring money, ALWAYS verify the wiring instructions by calling a trusted, verified phone number. Never rely on last-minute emailed changes!

•Review your documents. Take your time reading everything before signing, and don’t be afraid to ask questions if something doesn’t look right.

•Do your final walkthrough!! Before closing, make sure the home is in the agreed-upon condition and any negotiated repairs have been addressed.

•Ask about the keys! Confirm when and how you’ll receive the keys and when you can officially take possession of your new home.

✨ Bonus tip: Keep your closing documents somewhere safe. You’ll want them handy for future reference!

Closing day is exciting, but being prepared makes it even better! ❤️

Buying & selling a home comes with a LOT of terms that can sound confusing if you don’t hear them every day! Let’s break down a few common ones.

•Earnest Money: A deposit a buyer makes to show they’re serious about purchasing a home. It’s typically credited toward the buyer’s costs at closing if the transaction proceeds as agreed.

•Pre-Approval: A lender’s preliminary assessment of how much you may be able to borrow for a home loan. It helps you understand your budget before you start house hunting!

•Contingency: A condition in the contract that must be met for the transaction to proceed as agreed. Common examples involve financing, inspections, or an appraisal.

•Closing Costs: The fees and expenses buyers and sellers pay to complete a real estate transaction. These can include lender fees, title services, taxes, and other charges.

•Appraisal: An estimate of a property’s market value, often ordered by the lender to help determine whether the home supports the loan amount.

•Seller Concessions: Costs a seller agrees to pay on behalf of the buyer, subject to the contract, loan program, and lender limits.

Real estate doesn’t have to feel like learning a whole new language! My goal is to help make the process easier to understand, one step at a time, while making my client more knowledgeable as well!

✨ Real Estate Tip of the Week ✨

Buying a home isn’t necessarily the end of the financing conversation! As your financial situation and the market change, refinancing your mortgage could potentially help you save money or reach a new financial goal.

Here are a few reasons homeowners may consider refinancing:

•Lower your interest rate – If rates have dropped since you purchased, refinancing could potentially lower your monthly payment and the amount of interest you pay over the life of the loan.

•Lower your monthly payment – A better rate, a longer loan term, or both may reduce your monthly mortgage payment and free up room in your budget.

•Shorten your loan term – Refinancing from a 30-year loan to a 15- or 20-year loan could help you pay your home off sooner and potentially save significantly on interest.

•Access your home equity – A cash-out refinance may allow you to use some of your available equity for things like home improvements, debt consolidation, or other major expenses.

•Change your loan type – Depending on your situation, refinancing may allow you to switch from an adjustable-rate mortgage to a fixed-rate mortgage for more predictable payments.

The biggest thing to remember: refinancing isn’t automatically a money-saver. Closing costs, your new interest rate, how long you plan to stay in the home, and your overall financial goals all matter!!

If you’re wondering whether refinancing could make sense for you, talk with a trusted lender and have them run the numbers!

Did you know you may be able to sell an investment or commercial property and defer paying capital gains tax by reinvesting the proceeds into another qualifying property?

That’s the basic idea behind a 1031 exchange!

A few important things to know:

•It generally applies to investment or business real property — not your personal residence.
•The replacement property must meet the IRS requirements.
•You generally have 45 days to identify potential replacement property.
•You generally have 180 days to complete the purchase of the replacement property.
•There are specific rules and timelines, so planning before you sell is extremely important!

INVESTORS - If you’re thinking about selling a commercial or investment property and purchasing another, a 1031 exchange may be something worth discussing with your CPA and qualified intermediary before closing.

Did you know you may not need a big down payment to buy a home?

There are SEVERAL home-buying options that can help qualified buyers get into a home with little to no money needed for a down payment!

Here are a few options worth asking your lender about:

•VA Loans – Eligible veterans, active-duty service members and certain surviving spouses may qualify for 0% down. VA loans also don’t require monthly PMI.

•USDA Loans – For eligible buyers purchasing a qualifying home in an eligible rural area, USDA loans can offer 0% down financing.

•MHDC Programs – Missouri’s Housing Development Commission offers programs that can provide down payment and closing-cost assistance to qualifying buyers. Some MHDC programs are available to first-time buyers and qualified veterans, while other programs can also help repeat buyers.

💡 The important part: 0% down doesn’t necessarily mean $0 at closing. Closing costs, inspections, prepaid expenses and other costs may still apply—but assistance programs and seller contributions may help depending on the loan and situation.

Thinking about buying in Missouri? Talk with a lender about which programs you may qualify for BEFORE assuming you need to save 10–20% down!

And if you’re not sure where to start, I’m happy to help you connect with the right resources 🫶🏼

Let’s Talk Earnest Money! 💰

Ever wondered what happens to the money you put down when you make an offer on a home?

Earnest money is basically a good-faith deposit that shows the seller you’re serious about purchasing the home. Once your offer is accepted, the earnest money is typically held in an escrow account until closing.

💡 Here’s the important part: Earnest money isn’t an extra fee you lose at closing! If everything goes according to the contract, it’s generally credited toward your down payment and/or closing costs at closing.

But what happens if the deal falls through? That depends on the terms of your contract and why the transaction is ending. Certain contingencies, such as inspection or financing, may provide protections that allow the buyer to receive their earnest money back.

⚠️ This is why understanding the contract BEFORE signing is so important. The amount of earnest money, deadlines, contingencies, and what happens if the contract is terminated can all matter.

Thinking about buying a home and have questions about how earnest money works? I’m always happy to help break it down! 🏠🔑

When you’re buying or selling a home, the offer price is only one piece of the puzzle.

The contract can include important terms that can make a HUGE difference, such as:

🔑 Earnest money – How much is being put down and what happens to it if the contract falls through?

🔍 Inspection terms – What inspections are allowed, and what happens if issues are discovered?

💰 Seller concessions – Is the seller contributing toward closing costs or other expenses?

📅 Deadlines – Inspection, financing, appraisal, closing, and other dates matter! Missing a deadline can have serious consequences.

🏠 Contingencies – Financing, appraisal, home sale, and other contingencies can protect you depending on the situation.

A strong offer isn’t always the offer with the highest price. Sometimes the terms and protections written into the contract are just as important!

My tip: Before signing anything, make sure you understand what you’re agreeing to! Your realtor is there to help explain the contract and guide you through the process ❤️

Don’t Let Today’s Rate Stop You From Buying!

Mortgage rates are currently hovering around the mid-to-upper 6% range, & if you find the right home and the payment fits your budget, buying now can still make sense. If rates drop in the future, you may have the opportunity to refinance; your rate today doesn’t have to be your rate forever.

💡 My biggest tip: Don’t make your decision based on the rate alone. Talk with a lender about your actual monthly payment, shop around for the best loan option, and look at the ENTIRE picture.

The goal isn’t to time the market perfectly — it’s to make a smart move that works for YOU.

Thinking about buying but unsure what today’s rates mean for your budget? Let’s talk! I’d be happy to help you get connected with the right resources ❤️

Not All Home Loans Are the Same!

One of the biggest misconceptions is that there’s only one way to finance a home. The truth is, there are several loan options designed to fit different financial situations and goals. Here are some of the most common:

• Conventional Loan – Great for buyers with good credit. These loans often require as little as 3% down, and private mortgage insurance (PMI) can be removed once enough equity is built.

• FHA Loan – Backed by the Federal Housing Administration, this loan is popular with first-time homebuyers because it allows lower credit scores and down payments as low as 3.5%.

• VA Loan – Available to eligible veterans, active-duty military members, and some surviving spouses. VA loans typically require no down payment and no private mortgage insurance.

• USDA Loan – Designed for eligible rural and some suburban areas. Qualified buyers may be able to purchase with no down payment if they meet income and property requirements.

• Jumbo Loan – Used for homes that exceed conventional loan limits. These loans often require stronger credit, larger down payments, and additional financial documentation.

• Fixed-Rate Mortgage – Your interest rate stays the same for the life of the loan, making your principal and interest payments predictable.

• Adjustable-Rate Mortgage (ARM) – Starts with a lower interest rate for a set period, then adjusts based on market conditions. This can be a good option for buyers who don’t plan to stay in the home long-term.

👉🏼 The best loan isn’t the same for everyone. Your credit, income, down payment, military status, and future plans all play a role in determining which option may be the best fit.

Shop Around Before You Commit!

One of the biggest mistakes home buyers can make is assuming they have to use the first lender, insurance company, or title company they speak with.

Take the time to compare:
✔️ Mortgage interest rates and lender fees
✔️ Homeowners insurance quotes
✔️ Home warranty options (if you’re considering one)

Even small differences in rates or fees can save you hundreds—or even thousands—of dollars over the life of your loan.

I’m happy to connect you with trusted local professionals, but the choice is always yours. Shopping around helps ensure you’re getting the best value for your unique situation 💵
