🏡 **Let's Talk About Price Per Square Foot!** 🚗
I hear a lot of conversations about price per square foot when it comes to buying and selling real estate. It's an important number, but I think there are a few things worth considering before using it to determine a home's value.
**Here's one way I like to look at it...**
Think about buying a truck. You can have two trucks that are the same year, make, and model, but one is a basic work truck and the other is a fully loaded luxury edition. Same size, but two very different price tags!
**Real estate is much the same way!**
🏡 **Quality of Finishes** – Custom cabinetry, granite countertops, hardwood floors, upgraded appliances, and quality craftsmanship all affect value.
🏔️ **Location & Views** – A home with a long-range mountain view, creek frontage, or a desirable location may command a premium.
🌳 **Land & Accessibility** – Acreage, usable terrain, paved roads, and proximity to town all play a role.
🔨 **Construction & Features** – Covered outdoor living spaces, fireplaces, energy-efficient systems, and upgraded building materials add value.
📐 **Home Size** – Smaller homes often have a higher price per square foot because expensive components like kitchens, bathrooms, and utilities are spread over fewer square feet.
**Here's my point...**
You wouldn't judge the value of a truck based on its price per pound, so why judge a home solely by its price per square foot?
Don't get me wrong, price per square foot is a useful tool when comparing properties. But it's just **one piece of the puzzle.**
Especially here in the North Georgia Mountains, where no two properties are exactly alike!
**My advice? Look at the whole property, not just the square foot number.**
