Two homes can both advertise a two-car garage and offer completely different amounts of usable space.

There is no single standard size for every two-car garage. The interior width, depth, ceiling height, and garage-door opening can vary. Stairs, support posts, water heaters, storage shelves, and mechanical equipment can take up even more of the usable space.

One garage may comfortably fit two SUVs with room to open the doors and carry groceries into the house. Another may technically fit two smaller cars as long as nobody plans to get out of them.

Before buying, bring the dimensions of the vehicles you actually drive. Measure the garage interior, the door opening, and any permanent obstacles. Then think about everything else you expect to store inside, including trash bins, lawn equipment, bicycles, tools, and holiday decorations.

Found a house you love but need the garage to work too? DM me GARAGE with the listing and what you drive. I’ll help you verify the measurements before you discover the problem on moving day.

One convincing email can redirect an entire down payment into a scammer’s account. This is not the kind of mistake you fix by sending a follow-up email and waiting for someone to respond. Real estate wire fraud often starts with an email that looks completely legitimate. The sender may use the name, logo, formatting, and signature of someone involved in the transaction. Then the message creates urgency by claiming the wiring instructions changed or the money must be sent immediately to avoid delaying closing.

Never verify wiring instructions by replying to that email, clicking its links, or calling the number listed inside it. Pick up the phone and call your title or closing company using a number you already know is correct. Confirm the account name and number verbally before sending anything.

If the instructions suddenly change, stop. If the email pressures you to act quickly, stop. If anything feels even slightly different from the process you were originally given, call immediately.

If you already sent the money and something feels wrong, every minute matters. Call your bank or wire-transfer company immediately, ask for the fraud department, and request a wire recall. Then call the title or closing company and report the incident to the FBI’s Internet Crime Complaint Center at IC3.gov.

Scammers move quickly, and wire transfers can be extremely difficult to reverse. Do not send an email and hope someone sees it. Pick up the phone.

Under contract or preparing to close? DM me SAFE before you transfer earnest money or closing funds. I’ll help you identify exactly who should verify the instructions before a dollar leaves your account.

A home can protect your parents’ independence or quietly make everyday life harder.

When you are helping your parents move, it is easy to focus on what works right now. They can climb the stairs, maintain the yard, drive across town, and carry laundry from the basement.

The problem is that moving again may feel much harder five or ten years from now.
A home with a main-floor bedroom, full bathroom, laundry area, manageable yard, and few entry steps may allow them to remain independent longer. Proximity to family, healthcare, groceries, and the places they visit regularly can become just as important as the kitchen or square footage.

The goal is not to choose a home based on fear. It is to choose one that gives your parents more options if their needs change.

Helping your parents move closer or find a home that will continue working for them? DM me PARENTS with their preferred area and must-haves. I’ll help you build a search around the life they enjoy now and the independence they want to keep.

Grief does not pause the mortgage, insurance, utilities, or property taxes.

Families are often forced to make financial decisions about a home before they are emotionally ready to touch anything inside it. One person may be discussing the sale price while someone else still cannot open the bedroom door. A sibling may want to keep the house, another may need their share of the money, and nobody wants the disagreement to become the thing the family remembers.

Before anyone starts cleaning, renovating, renting, or listing the property, the family needs to determine who has the legal authority to make decisions. That may involve the will, title, trust, probate process, or an estate representative.

Then the property itself needs an honest evaluation. Is there still a mortgage? Are the taxes and insurance current? Does the home need repairs? What would it sell for as it sits, and would making improvements actually leave the family with more money?

There may also be tax considerations connected to the home’s value around the date of the owner’s death. An estate attorney and qualified tax professional should be involved before the family makes decisions based on assumptions.

You do not have to empty every closet before you ask for help.

If your family has inherited a home and everyone is overwhelmed by what happens next, DM me INHERITED. I’ll help you organize the property decisions, understand the selling options, and build a timeline that respects both the financial reality and the people grieving inside it.

Nothing makes a homeowner feel instantly wealthier than seeing the house down the street sell for a big number.

That sale absolutely matters, but it does not automatically establish your home’s value. Buyers and appraisers will compare the properties more closely than “same neighborhood.”

Square footage, condition, updates, lot size, bedroom count, garage space, location within the neighborhood, and the terms of the sale can all affect the comparison. The neighbor may also have offered concessions, completed a major renovation, or accepted terms that are not obvious from the final sale price.

A nearby sale gives us a valuable new data point. The next step is adjusting that data to your actual home before making plans around the equity.

Curious what the recent sale down the street could mean for your property? DM me NEIGHBOR with your address and the home that sold. I’ll compare the two and give you a realistic range based on the differences buyers will notice.

A tiny electric bill looks fantastic in the listing paperwork. It does not tell you whether there is a separate solar payment attached to the house.

Solar panels may be owned outright, financed with an outstanding loan, leased from a solar company, or connected to a power purchase agreement. Each setup can affect the sale differently.

Before buying the home, you need to know who owns the system, whether money is still owed, how much the monthly payment is, whether that payment can increase, and what the company requires from a new owner. You should also ask about warranties, roof repairs, insurance, and what happens if the panels ever need to be removed.

Lower electric bills can absolutely be valuable. The problem is assuming the panels are included free and clear because they are sitting on the roof.

Considering a home with solar panels? DM me SOLAR with the listing. I’ll help you request the contract, payment details, and transfer requirements before you make a decision.

Normally, when someone sells a house, their mortgage is paid off and the buyer gets a new mortgage at a currently available interest rate.

An assumable mortgage works differently. If the existing loan qualifies and the buyer is approved, the buyer may be able to take over the seller’s remaining mortgage balance, interest rate, and repayment term.

That means a buyer could potentially purchase a home today while keeping the seller’s much lower mortgage rate.

The buyer does not get the seller’s equity for free. If the home sells for $400,000 and the seller only owes $250,000, the buyer would need a plan for the remaining $150,000. The buyer must also qualify, and the loan servicer must approve the assumption.

Not every mortgage is assumable, but certain FHA and VA loans may qualify. When the rate is low enough, it is absolutely worth asking the question.

Found a home you like? DM me ASSUME with the listing. I’ll find out whether the seller’s mortgage may be assumable and help you understand what taking it over would actually require.

Some homes are easy to sell on paper. The kids have moved out, there are rooms nobody uses anymore, and maintaining the house takes more time than it once did.

Then you start packing.

Suddenly, it is not just a house. It is the doorway where everyone’s height was measured, the kitchen that hosted every holiday, and the bedroom that somehow still looks like your child might walk back into it after school.

Selling a family home requires more than choosing a list price and scheduling photos. You may need time to sort through belongings, decide what stays in the family, make repairs, and say goodbye without feeling rushed through the process.
A good selling plan should make room for all of that.

If you are starting to wonder whether it is time to sell the home your family grew up in, DM me HOME. I’ll help you build a realistic timeline before you pack a single box.

Help from your family can make buying a home possible, but this is not the time for a surprise transfer.

Gift funds often require a paper trail. Depending on the loan, your lender may need a signed gift letter, proof of where the money came from, evidence of the transfer, and confirmation that the money does not need to be repaid.

If $20,000 suddenly appears in your account without the right documentation, it can create questions and extra work at the worst possible point in the process.

The easiest solution is to tell your lender about the gift before anyone moves the money. They can explain exactly how it should be transferred and what documents your family will need to provide.

Planning to buy with help from your family? DM me GIFT before anyone transfers a dollar, and I’ll connect you with a lender who can help you document it correctly from the beginning.

A lower purchase price sounds like the obvious win, but it may not give you the immediate financial relief you expect.

If you are putting 10% down, reducing a home’s price by $10,000 only lowers your down payment by $1,000. Your loan amount and monthly payment will also decrease, but you are not suddenly bringing $10,000 less to closing.

A seller credit works differently. Instead of changing the purchase price, the seller contributes toward eligible closing costs, prepaid expenses, or an approved interest-rate buy down. For a buyer who can comfortably afford the monthly payment but wants to keep more cash in the bank, that credit could be far more useful.

The right choice depends on your down payment, loan program, closing costs, appraisal, and long-term plans. Before you negotiate, ask your lender to calculate both options.

Found a home where the seller may be willing to negotiate? DM me CREDIT with the listing, and I’ll help you compare what each option could actually do for you.
