Don't let the phrase "buyer's market" trick you. 🏡

It doesn’t mean Austin homes are selling at bargain-bin prices—it means you finally have breathing room to negotiate price, closing costs, repairs, or rate buydowns.

The Travis County numbers you need to know:
• Median prices dropped 6.4% YoY
• Active listings fell 10.2%
• Homes closed at 93.2% of list price (up from 91.6% last year)

Prices are softer, but sellers are closing the gap. If you're waiting for crash prices, you might miss the current window of opportunity.

Rule of thumb: Buying the right home at a fair price > buying the wrong home at a huge markdown.

Sometimes my best advice to sellers is what not to touch. 🛠️

Before you tear out a kitchen or rip up floors to get ready to sell, let me walk through first. I sort everything into three piles:

1️⃣ What we need to fix
2️⃣ What would be nice to improve
3️⃣ What we should leave alone

That third pile saves people a lot of money. Sometimes a $5,000 kitchen refresh can do what a seller was ready to spend $30,000 on. Fresh paint and a clean, well-kept house usually go further than a big remodel.
