The Beekeeping Realtor, Residential Realtor in the Austin/Central Texas Area since 2005 Required Notices by the Texas Real Estate Commissionhttps://sextoninthecity.com/wp-content/uploads/2025/04/E.Sexton-IABS25.pdf Roots are anchors, life giving veins that are vital to growth, and Elissa Sexton, born, raised and educated in Austin, is grateful that her parents chose to plant their family roots right here. Edwards University where she graduated Magna Cum Laude with a degree in Theatre Arts. She spent many happy moments on the stage and in the spotlight during school, and after, in and around Austin. After graduation, she kept her college retail job and moved up the ladder. “One day I decided that I couldn’t spend any more of my life in a mall with no windows,” she laughed. She decided that an opportunity in property management would be a great segue into real estate. However, the property company was sold before she started, so she ended up working with a Private Investigator while she worked on her real estate license. “That was an experience, for sure,” she sighs. “Real estate is definitely where I’m supposed to be.” She finds great joy and purpose in helping people find homes and walking them through the home buying process. She revels in meeting new people, from all walks of life, and working with them to achieve their goals.

Don't get scared while buying or selling! Having a great Realtor partner will shelter you from things scarier than ghosts.

🏡 That house that keeps coming back on the market? Don’t write it off.

You’ve probably seen them: a home goes Under Contract, comes back Active, goes under contract again… and then pops back up for sale.

It’s easy to assume, “Something must be wrong with that house.”

But that’s not necessarily the case.

Deals fall apart for all kinds of reasons that have nothing to do with the property itself—financing issues, inspections, appraisal gaps, buyer circumstances, cold feet, or simply a contract that wasn’t the right fit.

I call these “zombie listings”—homes that just keep coming back. 👻🏠

And for the right buyer, they can be an opportunity.

🔎 Maybe there’s less competition.
💬 Maybe the seller is more open to negotiating.
📋 Maybe the previous contract fell apart over something that has already been resolved.
💰 Maybe the home deserves a second look based on price or terms.

The key is don’t assume—investigate.

Before you dismiss a home because it has been under contract multiple times, let’s look at the history, disclosures, inspection information, pricing, and circumstances surrounding the previous contracts.

Sometimes the house isn’t the problem.

Sometimes the opportunity is hiding in the listing history. 👀

Thinking about buying? Let’s take a closer look at those “zombie listings” together. 🏡

Is anyone else tired of this heat? There has been a lovely crisp air in the mornings and it feels like Fall until afternoon rolls around and I'm sweating. The woes of living in Central Texas ;)

October may be one of my favorite months of the year. What is better than lower temps after a grueling Summer and celebrating Halloween? Any excuse to dress-up and decorate makes I'm in!
