September 2026 Snapshot: Central Texas (Hays, Travis & Williamson Counties)
🍂 Active Listings:
September 2026 came in at 13,655 active listings, down slightly from 13,867 in August, but up from 13,310 in September 2025. Inventory continues to taper off from the summer peak, although we're still carrying more active listings than we were at this time last year. Buyers continue to have choices as we move into fall.
💰 Number of Sales:
September closed with 2,283 sales, down from 2,551 in August and also below 2,442 in September 2025. Sales activity continues to slow as we move further into fall, which isn't unusual this time of year. However, buyer activity is also running behind where it was a year ago.
🏡 New Listings:
New listings came in at 3,508 in September, down slightly from 3,534 in August, but up from 3,220 in September 2025. While fewer new homes are coming onto the market compared to August, sellers are still entering the market at a higher pace than they were this time last year.
🤔 My thoughts:
September continued the seasonal slowdown we typically see as we move into fall. Active inventory, sales, and new listings all declined from August. Year-over-year, however, active inventory and new listings are higher, while sales are lower.
Buyers still have choices, but with fewer sales and more inventory than a year ago, sellers are facing more competition. As we head into the final quarter of the year, pricing and presentation will continue to matter, especially as buyers remain cautious about affordability and mortgage rates.
