A lot of buyers are watching mortgage rates like they’re waiting for the perfect number to flash across the screen.

The problem is, the market usually doesn’t give you a perfect moment.

What I tell buyers is this: focus less on one rate and more on the full monthly payment, the price of the home, your down payment, available seller concessions, and whether a temporary or permanent rate buydown makes sense.

A slightly higher rate on the right house can still be a better decision than waiting, watching prices move, and competing with more buyers later.

And if rates improve down the road, refinancing may be an option. You can change the loan. You can’t go back and buy the house you passed on.

The goal isn’t to guess the bottom.

It’s to make a smart move based on your budget, your timing, and what the numbers actually look like today.
